– located in South Venice, just south of Sharky’s!
– they can run off leash, it’s one of the only true dog beaches in the Sarasota County area!
OLD MAIN STREET:
– Plan your trip at Venice MainStreet.
– Just like it sounds, with low lying properties, you wont see hi-rises or tall buildings, just quaint, older, well maintained buildings from the 1920s – Present.
– Great boutique stores

Venice Florida first of all where is Venice in relation to Sarasota you all Hear me talking about Sarasota all the Time so let's talk about Venice what is Here kind of what does it feel like and Take you on a tour of a little great Little listing I've got here clearly in Venice Florida in the neighborhood Called South Venice well Venice is south of Sarasota So it goes Sarasota asprey nomus which Those two t small towns are really Smaller they're unincorporated and then You get to Venice which is just south of That so from like North Sarasota to get To Venice I guess this is Late July in The middle of the day early afternoon of Course when anybody asks about traffic It depends on the time of year and the Time of day so it's about a 37 minute Drive that sounded like a very specific Number 30 to 40 minutes to get to Venice Obviously depending on where if you're Talking Venice Beach or the Venice dog Beach of course it's just a little bit Further because you always have to cross The bridge so that's where we are Located so Venice Florida as of 2022 had A population of about just over 27,000 So let's just say 28,000 people here in Venice not too big it's actually really Kind of a small town feel and likewise Their downtown actually is an like more Of like an old Main Street kind of
Feeling it is demographically speaking a Little bit older than Sarasota I think People down here like this quiet Pace Lots of just Still Still That Old Florida feeling so when you drive Through the neighborhood of where I have This great little listing South Venice It's very much reminiscent of that old Florida Style just the single story Simple ranches some two-bedrooms some Three bedrooms some one car some two car Lots of carports so it's just like that You know um middle inome family kind of Situation here overall and more Affordable just a little bit I would Classify it a little bit more floral Than Sarasota you're still in Sarasota County so you're not you're still way Into the North or Northern or kind of Middle range of sarota County here um Got some great beaches here so we've got Venice Beach and casperson Beach known For their cor coral reefs and lots of People like to like shark teeth finding And to that point there's sharies on the Pier down in Venice there one of my Favorite things about Venice is the dog Beach which I haven't been it's a little Hot for my doggies this time of year cuz If I drag them down there they're down There for Like five minutes and they're like ready To leave and they don't cuz they don't Like to jump in the water but the dog
Beach down here is great because you can Let them run off leash and it's it's Just like to me I don't know if you're a Dog lover you understand like you get so Much pleasure out of just watching them Run free and and meeting all these other Dogs and stuff so like that's a really Fun fun thing and um when you're driving From Venice uh dog beach you kind of Pass through or pass by Old Main Street So you get a feel of that there's some Great Italian cuisine um down there I've Heard and just like boutique style and Like what I love about ven is you don't Get the high-rises they're all like low To midrise kind of buildings and like Some of the older buildings that they've Just maintained and again it just feels Like that old Main Street kind of vibe Overall it's not a big town so actually My partner that you see on these videos Andrew he's originally from Venice but I Couldn't get him on this video today He's busy showing and selling real Estate but um so the neighborhood that I've got this listing in is called South Venice and it's a a very sizable Neighborhood And in terms of the real estate here it Kind of has a lot of the I would say Between the 3 to 400 range for the most Part uh as far as real estate as we sit Here July 2024 anyways to date the video But um you do have one I think the
Highest price in here is about just over A million so generally speaking like 3 To five range right and this house Behind me would be an exceptional little Investment property it needs work but And it's got behind here is a little bit Of a um overflow from the lake so it's It is consider it's not considered Waterfront okay let's keep it real but But this kind of opens up into um a pond Back there and we've had some rain so It's kind of sitting right there so it Is technically in a partial uh flood Zone this is the house behind me here so You can see it it's a partial flood zone But the insurance is not too bad so what I love about a fixer upper home and the Price point that this is in is you go in And you just gut the house and the good News about this home which by the way is At 717 Rowan o Road Venice Florida is the Roof is brand new and the AC unit is Newer so um you have that going for you And it's there's a well for irrigation And well as for any irrigation that you Might add or Ander the drinking water so You don't get a water bill so I think as Far as like the overall maintenance of The house is pretty low cost um you do Have the flood insurance but um by the Way the house has never flooded and We've had some heavy rains and she's Owned this home for a very long time and
