and touch on the real Estate of course stay Tuned Well normally we talk just real Estate but actually I wanted to share Some history about St Arman Circle I bet You didn't know I bet there's a lot I Mean I actually learned stuff quite uh Quite often just recently I learned I Didn't know that Cafe Lope to be John Ringling's office I didn't know that Well we're going to get into that a Little bit okay so first and foremost if You're new to the channel you want to Show the map of where we are so right Off of downtown Sarasota corre right so You cross that Ringling Bridge John Ringling he's gonna come up in the video So you you'll hear that name again a lot Yep and you cross right over here and You pass bird key which I've done a Whole neighborhood to a bird key which Is actually a manade island manmade Island and then you kind of Mosey on Over here to Leo key and Leo has a beach We did a video about the beach and all Of that but did you Know that in 1893 Charles St amand not St Armen St Amand a Frenchman he was the first Resident of the island and he purchased It for $21 in 71 the whole island $21 $21 IM you kep Oh he kept it he'd be a quadruple Billionaire that doesn't even make Any the thing so they actually Misspelled his name and added the r and Then it just stuck so it was since Called St AR's Circle wow so $21.7 2171 imagine so that's it so I'm Going to show you the circle here um Andrew could show you around they have a Lot of uh car shows and art festivals Right you'll notice also the Christmas Tree is up it's not even Thanksgiving Yet like we've got like two weeks or Three weeks until Thanksgiving and They're already decorating for Christmas But yeah so this will all be this will All be like lit up and they have an ice Rink yep in Florida yes they have an ice Rink and so they'll section this off Hopefully you can hear us there's a lot Of people out here yeah they'll section This off and do like like um the car Shows the art festivals what else do They have oh like they'll have food Trucks and things like that and then the Holidays they have like little events And yeah yeah I mean all throughout the Holidays especially on the weekends There's a lot going on out here and They've got like little train thing that Takes kids around and they've got you Know there's always activities going on Especially right after Thanksgiving Leading all the way up to Christmas so Right yeah yeah so come check it out and Our office is also on St AR Circle right Next to the shore and the shore an Awesome restaurant yeah and we have Cafe Lope that's right next to our downstairs Office and uh and Chacha Kat is right to The right or or the columbi is right to The right of us as well yeah and the Colombia are we go for goto salad the 1905 yeah 1905 194 195 it's quick and Easy yep and yeah shout out to the gon Mars have they've own that for a 100 Plus years that's right uh so anyway Back to John Ringling because that came Up a topic St armman was the vision Actually the vision of circus magnet John Ringling who purchased the key Later down the road in 1917 how much was it then so wait wait What was the original gu the original Guy was okay I don't have the price of What John ringan paid he did buy it in 1917 he designed a luxury development Including a custom residence and an Upscale shopping Retreat uh laid out along the streets as There wasn't a bridge so he actually Utilized the elephants the circus Elephants wow to help build the bridge And help kind of transverse it into um You know an island that was more Accessible okay right okay so that Started the in 1925 that work began on The causeway to join St armen's key with The mainland and yes the the elephants Were a big help for that can you just Picture them walking through the inter Coastal Waterway I how de the inter Coastal was then I don't know I mean it Must have had the I like it's Interesting I know that he used to take It the boat from his house uh over to The other side to come to his office Office so I'm not sure that's Interesting I wonder how they built that I know which is now like you said Cafe Lup which by the way Cafe Lup just went Undergone some really awesome Renovations it's really beautiful inside So and it I mean really stunningly Incred I mean they so they had renovated It before then the hurricane happened And I think after the hurricane they did It they just shut down and did a totally Totally redid it again it's really nice It's really nice the bar is more modern I mean it was kind of du was it was it It used to be really dark inside there Now it's like bright just really really Well done they like it's all set up for Wine and it's beautiful yeah it's really Well done so all right so once John Established that that people could get Here right so he build a bridge then People wanted to buy real estate so like The first day of sales how much would You get it's there's no way you're There's no way you're going to Guess how many sales it estimated it Exceeded exceeded $1 million in sales That's a lot of money back then 19 what Is it 1912 I mean when you're talking About back then houses houses were Hundreds of dollars hundreds of dollars So you're you're talking a million Dollars in sales that's a stunning Amount right yeah for that for that time Period that's a lot of money I mean a House would have gone for what back then Who knows I don't know I mean i' have to Look it up I mean I know $ thousand Maybe yeah yeah I mean that's a lot of Money that's not even an escrow right Now that's not even escro deposit right Now oh man so what's crazy is it went Through a period of depression as well Uh so the 30s I'm guessing of course Yeah for 20 years it was It was kind of Sleepy here and then not until the 1950s Did businesses open once again and I Think it's been slowly gr growing since Then right yeah even like I've seen a Lot of uh photos of out here and even as Far south as Venice a lot of was still Dirt roads back then like like I Remember like uh the down I've seen Photos of the downtown in Venice that Were like it's dirt roads and very very Very small not a lot of shops um and Mostly beaches so yeah yeah yeah well so Now we have over a hundred stores here Um anything from like the restaurants We've talked about there's crab and Finin across the way oh what's the pizza Place that we like To V Venia yeah yeah have a really nice Um it's like a Quartzsite bar lit bar I Think it's Quartzsite yeah it's really Beautiful and they they do a great job The food is really good and and you Usually we'll we'll either go there or To the Columbia we're usually at the Columbia because it's just closer and Easier to get in and out but um yeah Great restaurants I they have decent Shopping they have everything from High-end art art galleries to um you Know to tourist shops to sell t-shirts I Mean and kind of everything in between Um you they definitely have some jewelry As well so I know you Know Started you hear that I buy the jewelry She loses it no we're done there's also Gelato there's a cigar shop I mean this Is sort of like if you're staying on Longboat or if you're staying on Leo I Mean you're going to pass through all These shots and if you need to grab Something you're on vacation right truly I mean truth be told like even when We're out here working it feels like I Always say this I feel like I'm on Vacation for like even 10 minutes in Between my workday yeah I mean it's it's Very it's kind of easy going there's a You know it's it's a little bit busy but Um especially during season but like Generally speaking it's a very vacation Vibe to it so so yeah so I'm gonna go Over three properties for sale on Leo And you're probably GNA be surprised how Little there is for sale but again Remember the Island's not very big right Right okay so as of okay we're in almost Middle of November here 2023 we're about Ready to head into Thanksgiving it's Crazy so on the whole island right now There are only eight listings wow eight Properties for sale so the low price and I looked at condo townhouse Villa single Family home like I looked at AMT and There's only eight I literally had to go Back and look again because I thought Maybe I'm doing something wrong here Right so what would you guess is the low Price um I'm going to say so I showed Two condos um that backed up to Tommy Bahamas that were 499 and 525 so I'm gonna guess 499 is the low Place yeah is it the place at 500 East Washington yes so yeah so that place and Believe it or not they're actually Really well renovated and you can rent Them nightly over sorry sorry I'm like Out of picture here and you can rent Them nightly um they're really well Renovated the one that's 525 Is really nice but neither them are Selling and I can't figure out what do You think it is you can think the size Um so I had I've shown this to four or Five different uh investors and the Thing that keeps coming up is as soon as They go to look up the revenue believe It or not the nightly Revenue out here Is not very high you thought it was be The 400 I thought it' be 350 or 400 a Night I'm like that you know I know kind Of like okay if you're staying out at Longo Key Club it's 1,500 a night so if You get a place for 350 that's a full Condo with a full kitchen and a full Bathroom it's really well totally Renovated I was thinking it' be 300 350 At least most of the uh the arban Beast Out here $185 $200 night offseason in Season oh and they're they're just not Generating the same Revenue this one um It was Tiny it was it's a one one 831 Square feet for 4.99 so I put some Pictures up unit 21b yep hopefully you Can hear us and then the other one is 16b that's in there 16b is uh 525 way better renovated they Renovated it to live there so I I think Both of those are probably sell under 500 though okay interesting like well Under 500 so so next up the median I Just took like the median this is gonna Be hard I'll give you a hint they're not Neither of these are on the water okay So you're coming down a lot um it's not Really giving you too much information Still going to hurt it's tough yeah what Is it okay median is 2.98 the address is 408 Jackson Drive I'll a picture so you can see what it Looks like okay it's a 1955 Home 33 so Three bedroom three B 2344 square feet And again not on the water yeah so You're buying location then absolutely I Mean it okay number one walkability in Sarasota is tough I did a whole video I Don't know if you're in that video I Think so no one of the on one one was Whole walk ability Series in the um in The playlist there check it out there's Not that many places this is one of them But because you're on an island it's an Even higher premium yeah and you're by The beach even higher premium so I think That like downtown Sarasota will become More walkable as other as they're They're really developing a lot down There uh but you're still probably a Year year and a half away from it really Exploding down there there really isn't Anywhere in Sarasota that's going to Have the walkability if you're down here On Leo you got resturants you've got Bars you've got entertainment you've got Shopping um you have a lot here um yes If you're downtown you have all those Things as well but you also aren't Really gonna have many water views down There either so yeah it's to each his Own and like if you want more of that Vibrant like action pack downtown might Be it there's also walkability in Lakewood Ranch in some of the areas in Lakewood Ranch uh but just it's one Great feature that you have everything Here it's and it's very like St Armen is Not like uh very commercialized like Most of the restaurants here now we do Have like the Starbucks right we do have Starbucks but it's not overly Commercialized so most everything down Here is locally owned and operated Family business run for many many years Generational right and it gives like That J sequa you know like about Sarasota like compared to Fort Meyers or Something it's just not it's just a Different feel very European I would say And and there's a lot of Europeans that Live here too I mean yeah there's Definitely a huge European population we Kind of I'll say like usually in June July and August in most places in Florida you know everything just Collapses I there just really is not any Business in Sarasota we generally have a Lot of business in June July and August With Europeans coming and vacationing so Yeah I was actually doing floor time uh Last week and there was a German couple And I was like we just in yeah we're Just in Germany right bring all your Money here because your taxes are high There less so we had a nice conversation And that just shows you like they were Really very much gravitated towards St Arm I could tell they were really Enjoying themselves and it sounded like Their first time here and they loved it They were just all smiles and they said Everybody is so friendly yeah yeah um so We had a nice little chat um okay back To the list so last on the list the Highest price right now now this will Probably go up in season but 6.75 Million and the address again not on the Water wow that's a high number not on The water not on the water uh but brand New home a eight bedroom eight and a Half bathroom wow for that for that many Bedrooms and bathrooms it's only it's Only 3875 square feet yeah not very big for Eight bedrooms sounds to me like as Built as an Airbnb so and and that's a Really high number for a property that's Not on the water when you consider like You I mean generally speaking I I kind Of always think in my mind anything That's four four and a half or more Probably is on the water that's a high Number to not be on the water I mean on The water now like I would say at a Bare Bones vacant lud tear down is going to Be upwards of Four four million he's got their Checklist their wish list their want List their needs list and I feel like Among the islands here because we work At large areas so Anna Maria is like Kind of Jimmy Buffett laidback no Highrises with the exception of one or Two that are grandfathered in right and Then you come down Longboat and it's a Very different feel very um gated There's it's the only island with a golf Course right and it's more of that Manicured kind of feel just very Different and then St armens is so small It's sort of like the center of town for Longboat is what I would call it sure You know well then as you go down to CS Key you know if you're on the north side Of the key it's generally a younger Crowd it's on the south side of Cs key It's a little bit more established Larger States it's quieter um they are Getting more restaurants a little bit More activity down there but generally Speaking it's a little bit quieter yeah Um then you go down to Casey Key and That is very quiet I mean and generally Speaking those are residential it's People either retired or you know they Have the time to get on and off the Island uh and then as you go further and Further south it it's uh you know Minnesota we do quite a bit of business Out there now as well uh just to put Just to put into perspective because as You had not and I'm taking casy key out Of the mix but if you take a home on Casy key like the one I'm I'm going to Be listing soon it's beach side and it's Bayside it's over two acres if you took That home which actually does not exist On longbo like there's no Golf and Beach Right right across the street like s and You own the property doesn't exist so it Would be at least 25 million we're going To be listing it for 10 million um and It's just it's all relative it's quieter Down there it's less established than Longboat it's still Anglewood it's not Caught up yet to and if you're on KY key You'll have those Gulf Deb Lots but I Mean the Lots alone are three and a half Or four so by the time you're building a Large home down there you're you're Easily going to be in that I I I sort of Look at it the way you are if you're on KY K Minnesota you can have that Gulf to Bay where you have Beach and Bay access So you kind of your boat and the beach a Lot larger lot a lot larger home but if You moved those properties to Longboat It'd be 20 plus million if you moov them To the south side of cesta key they'd be 20 plus million I mean it's the really High you know you can get a lot more for Your money if you go further south but Then of course you're further away from The shopping you're further away from The restaurants you're further I mean There's more here in Sarasota so now we Love the islands and we love selling you Know listing and selling property but I Got a message from one of you not too Long ago that uh from a gentleman and You said that you would be embarrassed To call us because you're looking in the 3 to 400 range and I said no call us Anyway yeah anyway yeah I I have a I Have a listing right now in Los palus It's uh 310,000 or 309,000 um you we do we definitely do Deals that are that are you know not Luxury um but you know admittedly most Of our deals are in that luxury space But we don't want you to feel like Please don't ever feel like that like we We definitely specialize in Market to The luxury end and the you know um if We're going to spend the marketing Dollars we might as well shoot for the Start so I but we don't want you to feel Like that as a matter of fact it's the Opposite I've been doing this a really Long time and I think the lowest priced Property I sold in my career was 45 000 Okay I mean geez what is my lowest think I got you beat oh you do I think my Lowest is 47 oh geeez I don't think I sold Anything under 47 you know I don't call Him listen she sells a lot more big Homes yeah don't let her fool you yeah No but we didn't we never want you to Feel like that absolutely yeah so Definitely give us a call we would love To tell you what your property is worth And have a
