I don't know Judy it's pretty nice out Here I could Rock here all day and not Work right oh be nice okay well we're Both on the same page but we've got a Video to do we have a video at homes by West Bay to do for our viewers so don't Go away and please subscribe and like And comment and Ro we might be [Music] Back so we are out at Star Farms in Lakewood Ranch which is a 700 acre home Community there are multiple Builders Out here multiple levels of building out Here Town Homes 55 Plus everything first time home buyers Uh very beautiful million doll Plus Homes Custom Homes Custom Homes Semi-custom homes so we are here today To visit our great friends at homes by West Bay and they have two series of Homes here in two different sections of Star Farms and we are here today at the Moment to see The Innovation series we Have previously shown you the Innovation Series at crosswind Point the Sandpiper We're going to take a different a view Of a different Sandpiper but they have Um different options here so you can do A 2 to four bed 2 to three bath two-car Garage sand Piper here from 21101 to 2135 ft so we're going to run in and Look at the different version of the Sandpiper so as we mentioned we are we Have a bug as we mentioned we're

Entering the Sandpiper this version is a Three bed two bath and they've used this Extra space in some really great ways so Come on In again same really welcoming big foyer Here they've shown a great way to Decorate it in a little different Artwork Different lighting fixtures as well We're going Coastal going Coastal um so at the beginning we have Two secondary bedrooms and A bath in between Them they've really taken this Coastal Thing uh with the decor this is a Reaching closet but it's quite Wide And they've got some beautiful molding Detail on the ceiling I love that style Of crown molding yeah very Sleek really add something it again it Brings your eye right up here is Your secondary Bath kind of a cool tile work there a Little different Look here they have gray they have Multiple colors of Cabinets and then the other secondary Bedroom Little different version of Coastal and again another reach in Closet nice tall doorways I believe 8ft Tall doorways are standard we're still

Working out the details cuz they're just Finishing these homes and these models For Us we're coming in this way so as we go Down the Foyer we come to the laundry area which Will lead to the garage this is much Larger than the laundry area in the Other Sandpiper that we saw this is huge And well well appointed and decorated Very cute they've done the same cabinets Throughout the home so very consistent Um the sink and the sink's got even room On the side which sometimes you you Don't get stuff to set things On washing your puppy it is um Star Farms is a gas community so you'll have Gas drying if you like or electric You'll have gas cooking as well and that Makes it really easy to add your outdoor Kitchen and also gas feating for your Pool if you want to add a pool so we're Coming off the foyer again and we're Into the great room Grand room again the Tall ceilings even add to the feel of This beautiful home um earlier I think We showed you tile um like Stone looking Tile this is wood looking Tile nice tone very nice tone this you Could do warm cool you could very very Neutral Um big area here the kitchen's a little Different um still has the big island uh But one of the things that changed is

Point that is a four bedroom 2 and 1 Half bath this one's a three um three Car garage so there's lots of options on The way they can tweak it the sales Advisors here are very versed in Walking You through that so you'll do your Structural options your back paths room Configurations things like that and They'll be able to work with you on that They're also very detailed in their Quick moving so you'll say hey I know There's three sandpipers quick Movings what's available what are the Details they can get you that pretty Efficiently and we can come out here and If you're not local and video those or Do a walkthr with you again um we're Close to all basically what we just did For a customer yes when we ran through That um almost complete pelic no um it's A balance point down there the biggest One yeah the big one yep so there's Options here again five floor plans in This series and the other ones got more Floor plans so okay I've had um some Customers on my own and we've had some Customers that have worked with West pay And we've had some really good customer Experiences so um they're local Regional Tampa Builder and uh they do a really Nice job okay then oh HOAs HOAs in um so Your HOAs and your cdds are going to be Specific to these 50ft home sites and The HOA here is four sorry
