Hello everybody this is Susan Phelps and Judy Atari and today we are in Parish where in Parish are we Judy we Are at Cross Creek we are in a new Villa Community called The Laurels and it's Being built by Medallion home there's About 140 145 homes being built in this Phase one and it is a gated community And we've been waiting yes we've been Waiting for the the vills yes to the Models to show you um and there's no CDD So that's always attractive y okay so Don't go away and please subscribe and Like and give us a comment yeah we love Our [Music] Viewers hi everybody we're going to go Check out the first model in The Laurels Which are Villas by Medallion home we're Going to go check out the Captiva [Music] So we've just entered the foyer of the Captiva and um one thing I wanted to Point out we had a lot of construction Noise this has a little Al Cove so you Would go out this door and through Another door into your garage so wanted To point that out but we had such Terrible construction noise it's kind of A neat little setup Still covered so you're not going to get Wet so coming in the foyer again really Tall ceilings 9 fo4 ceilings plus trays

And 8ft Doorways um like Medallion likes to do Right off of here we have a Den you could set this up a couple Different ways you could add doors to Make it a full office um you could also Use this as a separate dining area if You wanted a more formal Setup and then off to the the other side Coming in um we have a secondary bedroom It's a really nice large size bedroom It's got some twin beds here again the Tall ceilings and a nice deep closet [Music] Area this particular home is tile Throughout the large format tille is Very Sharp Here we have the second bedroom bathroom I'm going to do that all day long and This has a glass door shower Walking and then right up here we have Our laundry room again nice and big this Doesn't have the washer and dry it in it But it does have the sink install in the Cabinetry so we've just traveled through Uh from the secondary bedroom and the Laundry room and we're going to head to The primary bedroom and Bath so right off here we have another Nice Large walk-in Shower and J this how many square feet Is this the Captiva is I think it's like

1579 wait I have it Here because this this entry 1979 this Little hallway that connects the the Bedroom to the bath is very nice yeah Gives you a little privacy you're not Just dumped into the room right um here We have our water Closet and we have split vanities again Lots of usable Storage nice deep Drawers quartz Counter and we have split closets so This one's quite deep it goes all the Way around in here they finish it nicely In here as well and then we have another Little Closet I have a couple who just bought a Home and they're Storing um instead of Linens they're Using one for winter storage for winter Clothes when they travel and then the Main closet for their main closet oh That's smart it's a good Idea and then into get my door shut Into the primary Bedroom again nice and Large advantages of the beautiful tray Ceiling lots of natural Light again all of the models all the Floor plans here we going to have 94 Ceilings 8ft doorways the uh 5 in uh Baseboards so we've just exited the Primary suite and we're walking through The living area um nice wide area again

The tall ceilings and we come out to the Lai again hurricane impact doors and Windows are standard here and they've Shown it with this beautiful outdoor Kitchen gas Community makes this super Easy to Do and they can do it for you or you can Do it afterward they can pre- Plum Little covered area and then outdoor Area to Enjoy but screened in screened in yep The L are all screened In uh U the Villas are going to be a Little different setup than the sister Property here the Willows there are smooth aftering but They're heavy they are yeah it's not Yeah and I'm very tiny and I can do it Without a problem so so so we're going To come back through the living area to The dining area and this is actually Quite a wide space so you can put a Couple different types of tables here They've gone with the long lines and They've added storage over there which I Think is really smart the floating Cabinet right love it and then we get Into our kitchen the heart of the Home so here we have um again gas Community has cooktop the microwave so This one's featured with a range you Still have the option of doing a gourmet Buon kitchen as Well courtz

Counter and the refrigerators runs Community and then a pantry Closet and that was the Captiva hey everybody we are doing tour Of the second model Villa out at The Laurels in Parish Florida I don't think Think we mentioned we were in Parish so This home is two bedroom two bath with a Den and I believe it is 16 yep 1629 Square ft uh when you walk in I think You'll be surprised how big it feels When you walk inside this also has the Um garage with the entryway through the Elco so you're not walking through the Laundry room into the garage you're Walking in here great spot for a swing Or a table and chairs but let's go check It out Out really feels like a much larger home When you enter oh it Does just taking this quick look around Here definitely okay go for it Judy all Right right off of the foyer is our Laundry Room so we have our laundry room sink And Cabinetry yeah is it it is different The placement of it yep so it's still Close to the Bedrooms um the sink's also nice to have Near the garage so we have our foyer Area then we're going to head over here To The secondary Bedroom again the big tall ceilings 94

Plus the tray 8T Doorways check out the size of this Closet for a secondary bedroom oh it's Crazy Nice and then we're going to find our Secondary Bath again it's got the shower I don't Know if any of these um Villas have tubs I think cuz they're also [Applause] Showers then our Closet and then we're going to come come Through here and this is would be the Den Flex space Den reading room could be A more formal dining area if you wanted That now that is a real possibility Since it's right across from the kitchen Yep nice and easy to get To opposite the den you'll find the Kitchen and they've done a cool two-tone Cabinetry here you have that option if You're doing a 2B built home if not the Inventory homes might have that it does Have the beautiful quartz countertops Standard again they include the Refrigerators natural gas cooktops 42-in Soft clo cabinet tree including the Drawers so if you're like me and clumsy It makes a nice easy Clothes this one is showing you the Built-on Gourmet um oven in Microwave and then we blend it to the Dining area if you chose to use the Den As more formal dining you could make

This a really big sectional have Mirrored couches things like that you Have different options Here and then we're in our living Area here they're showing one of their Great fireplace features really Sharp something like this really takes The home up a Notch and again Isn't it beautiful gorgeous does not Feel like, 1600 29 squ ft and then our Lai again taking advantage of our floor To living outdoor space is always Important so here we have the screened In Gourmet Kitchen or outdoor kitchen And sitting area you can do a lot of Different things out here again you can Just have it pre-plumbed and add the Outdoor kitchen later if you'd Like a dining Area The Villa here at The Laurels are Maintenance-free which means they take Care of the grass and the outdoor Maintenance in your plants so that's Something you don't do when you live With the Laurels and that's the case with most Villa up Yes so Beautiful shall we go let's go so Finally we have our primary Suite again nice and large room tall Ceilings great sunlight The five and 1/4 in

Baseboards the Villas do all have Gutters on the front sides and rear of The home as well which we don't often Talk about and the solid surface window Sills which we sometimes Miss it's Something that you know especially with Our moisture yeah Easy Clean maintain Y and then we get into our closets so Two Closets somewhat similar ins size [Music] Yeah it Is W do Vanities again our beautiful shower area This one has a little bit of a step but You can make it where it's no Step at All this has a little um Bench as Well so if you have any balance issues Or need a bench for any reason you have That you've got a lot of options in here Um if you have any Mobility Challenges the DU vanities I like this Floor in here very Coastal Looking yes and that's this blue light Blue paint yeah they really taking on The Co and then we have our water closet Again it's a nice size Room let's go wrap this up [Music] [Laughter] We're going to do this wrap up and show

You this Den so yes Judy was framed Perfectly but that's not going to happen For the wrap Up being silly so we're at the Laurel's Villas by Medallion home they are Maintenance free so the HOA that you're Going to have includes your outdoor Maintenance and keeping up with the lawn And plants it also includes your cable And your internet so that adds up quite Nice the HOA is 2628 per year it will be built Quarterly and there is a onetime capital Contribution um towards the gate CU this Part is gated and they do have their own Swimming pool area so they have a little Bit of amenities for The Laurels I was Going to ask about amenities y so they Have a beautiful pool area and they're Going to have like a covered command Area because they can't put pools on the Back right of their Villas now we have Seen Medallion products that had those Little Spools inside the L the lenai and Extended patio but it just takes up so Much space yeah and it's easier Maintenance wise for them to do that um So again in the we're here in the Kitchen the appliances do include the Gas range the built-in microwave a Dishwasher and Refrigerator um it again is very energy Efficient they do the extra blown

Fiberglass in the ceiling over the Living areas uh with these tall windows That helps or tall ceilings and um the PGT wind guard uh hurricane impact Windows and doors which are great I saw A video the other day of how that um Insulation is Installed it's quite impressive really So I I'll share that video with you here We go um flooring standard in these are At minimum a 17 x 17 in tile but there's Lots of flooring options you can do here And generally in their feature homes They take things up a notch um feature Homes they do have feature homes which Are inventory or pre you know homes that Are already in process of being built Currently uh the options for that we're Doing this in November of 2023 uh Currently those are priced around $ 4849 or $499.99 all in all in so that's house Lot everything um landscape appliances Everything but your washer and dryer Um there are some cool things about this Community they still have some zero cost Lots so there are lots that you won't Have an additional lot premium and Currently looking at this real fast Their highest lot premium currently is 40,000 so that's not bad for this area Um the models are for sale oh and they Would be a lease back so you wouldn't be Able to move into them right away way

But you could lease them back you would Earn some money as you lease them back For them to use that's pretty cool and Then um talk about the interest Rates the interest rates for is do the Interest rates apply that they were Talking about the Willows I think there Is some cash and sentiment towards Closing um or towards design but there Is also a particular unit out here that Has a 4.875 um percent interest rate if you Are financing um and they also have some Design incentives if you're paying cash So um but there's a little bit money Back um they will work with us on offers Um particularly through the end of the Year um they're very excited to get some Stuff on the books or to finish the year Strong so sure um that's the name of the Game finish the year strong yep so this Laurels is gated has a pool uh it's a Little different than its sister Community the willow Um which are both built by Medallion Home and they're the only builders in This section at Cross Creek okay so well folks if you have any Questions please reach out to us we're Here to get answers for questions that We don't have answers for but Judy's so Well researched before we even enter These communities so parishes really Hopping still hopping still hopping and
