Hi everybody it's Judy Atari and Susan Phelps behind the camera You can't see her um but we're doing a Quick update out at Salt Meadows by Meritage Homes in Parish Florida so we Are really excited to learn that they Have started their Signature Series here And they've got the model completed so We're going to check out the Jasmine and This is as you notice a three-car garage Which is not that common out here Especially at this price point wait till We tell you that so this Jasmine is a Four bedroom three bath three-car garage Home for 24.87 square ft all the homes Here are inventory homes they do have Multiple um elevations and multiple Color packages they have five color Packages and five plans in the signature Series there are noticeable differences Between the signature series and the Other homes we've looked at here so Let's go in on our way in we're going to Avoid the be We're going to have a nice little Sitting area and what you don't see here When you get a home here is you will Have a I believe a digital entry and a Video doorbell and the Signature Series Has these great 8ft Doors so we've just stepped in the Jasmine in the signature series at Meritage Homes in salt Meadows and we Want to take note of this big wide

Entryway and we're going to pop over Here real fast to our first secondary Bedroom so there's a bedroom up front Kind of removed from the rest of the House so this might be a great guest Bedroom for People and those nice solid eight door 8ft doors on the closet as Well the first secondary bath um things We wanted to point out in some of our Other Meritage videos there was an Insert here in the signature series you Have the tile for the bath you also have Quartz or whatever countertop is in the Kitchen will be uh reflected here again Um some of the other series there's Maybe a different from Micah or a Different granite or something but if It's upgraded to a quartz in the kitchen It'll be upgraded Here and a really beautiful tile Throughout other than the Bedrooms as we move through here again It's a four bedroom but it does have This beautiful flex room or bonus room You could use this as a office a movie Room you could put um a dining area in Here if you wanted a more formal dining Space it's really close to the Kitchen and then popping over Here uh we have this little uh office Area um we have a young couple that's Considering this home and they really Loved it cuz they didn't have to get in

A whole additional room just to be able To work from home a little bit and it's Not at the kitchen table um off of here Um this would lead to that three car Garage and we have this really big Laundry area you could add plenty of Cabinets up here you can put a table for Folding you can put cabinets over here Get those little Ikea dressers fit really well Here here we have an Enormous hul closet you could even store Christmas trees vacuum cleaners Hurricane supplies this this could be a Very versatile closet or just Towels for the beach beach Stuff the other secondary bathroom again With the tile Up to the instead of the insert the tile Floors the quartz Countertops and then two secondary Bedrooms Here these are closer together again the 8ft Doors this secondary bedroom has a Little bit of a walk-in closet very Nice me turn that light On that's unusual yep again really tall Ceilings you can make use of a lot of That height in the b in the closets all Right we're going out To more there's More so we're getting to the great room Area the heart of the home more or less

And here we have some other significant Differences in their Series so in the Signature series you're going to have a Refrigerator you're going to have the Built-in wall oven like The Gourmet Kitchen and you're going to have a nice Nice size Pantry but you'll also have Taller cabinets so you'll have these 42in cabinets um in the other model I Think they're like 36 and that same quartz is reflected Here um and also very usable drawers Sometimes when you have a range you lose The space the slide in range here you Get a little bit more use out of these Drawers and Cabinets one thing that is not shown Here in the model that is a standard is You will include vertical blinds and all The blinds for all of your windows You'll also have screens for all of Those windows including the sliders and Your hurricane Shutters oh almost missed the dining Room or dining area so here is plenty of Room for either a long rectangular table A big round table like this um these are Pretty good substantial upholster chairs You can even get two more chairs in here If you needed to really Great and again a very spacious living Area so here they have a big fluffy Thick sectional and still plenty of room To move around so you don't feel like

You're too Tight and out to the covered Leni These um don't necessarily pocket but They do stack to one side so you can Have a two-way entrance or too Wide and a good size covered area it is A good size Y and these lots are deep Enough where you can do pavers or extend A bird cage lenai so you can extend this Out even further and now we're going to See the primary Suite wait till you see This closet so we're going to come on Here I like that it's a little separate There's not a door right off the living Area you have this little entrance Really big room really big Windows they Do include a nice uh wooden window sill In all of these homes too but these are Nice uh sliding Windows Over plenty of room for additional Furniture additional dressers big fluffy Chair sitting area come on in Here this is our primary bath look how Deep this water closet area Is Another really cool upgrade in the Signature series is in the showers so They have um showers in the Masters and They have these beautiful glass doors That are included in the design again There's no design options only inventory Homes but they do have these beautiful Glass doors as part of the the homes Again quartz sitting in the bathroom

Here really pretty and a really great Size closet really huge so yeah Well Judy I'm really impressed with this New series that merites added out here At it's a pleasant surprise yes and we Are in the Jasmine the Jasmine in salt Meadows in salt Meadows in Parish Florida in Parish Florida so um price points we kind of Referenced them at the beginning um with All the blinds and with the video door Doorbell with the taller cabinets There's a lot here um to appreciate Currently they have inventory homes of The Jasmine running from about 510 to $545,000 um that's pretty good for four Bedroom three bath three car garage and What's the square foot almost 2500 squ Ft yep yep I think it was yeah 2472 or Something yeah it's it's awesome um Again all appliances are included which We mentioned before that's a lot the Blinds the appliances that adds up so You've all of that here um and we've Done videos of Meritage communities Before including this one for the Premier product so those videos are Going to be shown here for you to check Those out and get a little bit more Information right and we're we welcome Your comments and questions definitely And currently so we're doing this December 1st 2023 to give you a Reference currently they're offering

Incentives of over $27,000 um and you can use those towards Closing towards the price reduction or Towards rate buy down buy down if that Interest ratees has you nervous you can Um apply some money towards buying down That rate and then getting a fixed 30e Rate um if that's what you want and um They do have incentives that change but Generally they have something here for Buyers of the new homes um if you want To come see it let me know I'm here a Lot a Lot and parish is happening it's Happening everything is coming that Judy Has told you about every time I come out Here I am oh look the public where are We yeah um and if you're in like if You're from out of state or if you're in Tampa Hillsboro County and you've Getting priced out of some areas there This might be a great option because It's really easy to get to Tampa Riverview those areas um so we've seen a Lot more buyers from there so we just Thought we'd mention that okay Check out the other videos folks and We're going to keep you Updated it is a labor of love totally oh I love what I do every day because we Are hard pressed to keep up with all of The new home communities but we manage Yep and we're going to maybe pop in a Couple of extra over the holiday
