Estate development are looking like here In Southwest Florida specifically in Sarasota so let's kick off this podcast Episode talking about the overall Population differences between Sarasota And Northport so Sarasota currently has About 60,000 residents within you know The city limits of Sarasota and then Northport on the other hand has about 73,000 500 residents so there is about Let's just say 13 half thousand more Residents in Northport than there is Sarasota and that's just because Northport has been probably it has been Voted within the top 10 fastest growing Cities in the entire United States for The past year and a half now so it has Gained a lot of attention and you know That's going to bring us up to our new Construction opportunities which is why A lot of people are deciding to move Here and it's interesting because if you Look back at 2000 uh statistics of the The population Sarasota has only Increased about 11.7% in population since 2000 while Northport has increased over 223% since 2000 now that is just Absolutely crazy right um but Northport In my opinion just has so much more room To grow versus Sarasota now let's talk About the housing options that we have Between Sarasota and northp because the Housing options are going to vary
Significantly um Sarasota is more of a Metropolitan area while Northport is More of a rural urban area I would say Um so there is a lot more room for Growth in Northport and different Opportunities but for the housing the Average and median house price for Sarasota right now is about $497,000 with the most popular floor Plan being around three beds two basss And about 2,000 squ ft or a little bit Above and then in Northport it's Significantly less I would say it's About $99,000 less coming in at the Average of $398,000 So it's interesting to see the Difference even though they are probably Only about 20 M apart of how different The average house prices granted Sarasota is a little bit closer to the Water and there is a little bit more Stuff to do in Sarasota versus Northport But Northport just has a lot of Opportunity moving forward which is why I think Northport is going to be the Next Real Estate boom if not it already Is one right now um so that's going to Bring us to our new construction Opportunities in Sarasota and Northport So the reason why I say Northport has a Much higher chance of growth it's for One Northport has no HOAs right Sarasota Is known to be all HOAs unless you are
Living you know more just west of I75 in That little area in that little pocket Right there um but east of downtown There's a little pocket that doesn't Have many HOAs but for the most part Sarasota is one big HOA I would like to Call it while Northport does not have Any HOAs yes there are one or two Smaller communities in Northport that Have ho but they are very small in Relation to how many communities are in Sarasota and with that being said it's Time to talk about the overall lot Selection that you have so in Sarasota Right now there's only about 60 lots for Sale on the market and the minimum price Being around $ 155,000 and you know that's a very uh a Cheap price I would say for the city of Sarasota because the average for a lot In Sarasota is about $250 to $350,000 um and the reason being is just Because these are all in fill Lots which Means that you know all the houses are Built up all around it and these are Just the last scattered few remaining Lots that were not built on initially And Sarasota is more known to have the Track home builders such as Neil Communities Mi holes Taylor Morrison uh Lonard DR Horton so these large track Home builders are buying up these large Plots of land they're mainly farmland And what they're doing is they're you
Know subdividing it all off into Hundreds if not thousands of houses for Their tracks of land so that's that's a Little bit of the difference um while Northport has about 500 plus lots Currently for sale um that's on the Market with the lowest lot being around $117,000 if it has you know electricity If it doesn't have electricity you're Looking more around 10 grand but for the Sake of this podcast episode we are Going to be using $177,000 as one of the Lowest but typically right now we are Buying our Lots with our investors for Between $1 19,000 to about $23,000 so that just gives you shows you A little bit more of the difference and In Northport you do have a lot larger of A lot I would say you have about a/ qu Acre size lot in Northport about 10,000 Ft while in Sarasota most of these lots Are ranging anywhere between 8,000 to 9,000 square ft and the best part about Northport versus Sarasota is that Northport you can hire your own private Builder or custom builder we have talked About this on other podcast episodes Where in Sarasota if you buy a lot with A track home builder you have to build With with that Builder and you have to Build right away while with Northport You don't have to worry about that you Can go buy a lot and then you can you Know look around for different Builders
And see which one is the right fit for You and you don't have to build on it Right away and there's not really a Strict timeline of when you really need To build so you can have peace of mind Where you're not feeling rushed and in Northport you do have a little bit lower Cost of building while in sarasot it is A little bit higher cost for build so Now let's talk about one of the most Commonly asked questions that I get and That is the cost of living between Sarasota and Northport so we're going to Break it down into a few different Categories here so let's first talk About overall so all of these factors Cumulatively combined Sarasota is about 2.9% higher than the national average While Northport adding everything else Up we are sitting at 3.6% lower than the National average so it is quite a bit Cheaper to live in Northport than it is In Sarasota and if we talk if we're Talking about grocery stores so when you Go shopping and everything like that Groceries are about 6.5% higher than the National average currently and in Northport groceries are about four 4% Higher than the national average so it Is a little bit less than Sarasota but It is a little bit more than the National average and then healthc care You know Healthcare is a big topic here In Sarasota northp and pretty much all
Of Sarasota County just because of our Population size so healthc care in both Sarasota and Northport are 1.7% higher Than the national average so they're Both sitting at the same r right um one Of our biggest um hospitals here in both Northport and Sarasota is Sarasota Memorial Hospital and they are building Another large scale Hospital in the Northport area they just finished up Their Venice location in 2021 finally we Are going to finish up the cost of Living talking about utilities so that's Going to include your water sewer Electricity and all that good stuff so In Sarasota your utilities are about 5.8% less than the national average so That's it's very cool to see that you Know I have helped people come from the East coast and they've been just telling Me about how much their utilities are You know their utility bills and some of The some of the charges they get charged Um for all their utilities on the east Coast and it's just mindboggling and so They're very happy to move here to Sarasota at least and see that the Utilities are a little bit less in Northport it is a little bit higher than In Sarasota however it is still less Than the national average sitting at 2.8% less than the national average Total but it is still a little bit Higher than Sarasota overall so now
Let's discuss our final topic and that Is going to be the job market here in Sarasota and Northport so the overall Unemployment rate currently in Sarasota Is 2.4% the national average is sitting At 3.7% so we are still you know over 1% Lower than the national average while Northport is sitting at 2.25% uh unemployment rate uh when the National average is 3.7% but what's really cool is the Future job growth at Sarasota and Northport has so Sarasota and Northport Are both sitting at about 45% job growth potential while the National average is sitting at about 34% So there is a there's probably about a 11% difference between the two in terms Of more potential for future job growth And as the years go on we have been Seeing a lot more working professionals Come into the area and we have just seen A lot more people moving in here which Is you know increasing our overall job Market increasing our overall job growth So it's good to see that so that kind of Sums up this whole entire episode Talking about Sarasota versus Northport In my personal opinion I I really like Northport um just because there's a lot More opportunities for growth there While Sarasota is now starting to get a Little bit more populated um but there Is a lot more amenities sitting in
