When you're buying a pre pre-existing House you have to go you go through the Inspection process most likely there are Some things that you you are going to Have to fix while with a new Construction house even though you are Most likely going to have to do a lot of Cosmetic you know fixes to the house Just because they want to get the house Closed on however you do that during Your Builder warranty and we have a Podcast episode talking all about Builder warranties and everything like That so be sure to go check that out and What I love is that you're able to trust That everything is updated you know You're you know that the plumbing is Going to work you know that the Electrical is all up to code and you Know that you are not going to most Likely have any foundation problems that Are going to need to be fixed you know Within the near future um and you also Don't need to worry about any update Appliances so what I like to say is with New construction houses you have about a 3 to 5e window before you know you have To start changing something some things Or you know fixing some things after Some stuff had settled and now that kind Of leads into to the second benefit and That is knowing that you have the new Home warranty protection plan and what I Love about this is that when you build a
New house whether that be with the track Home Community Builder or with a private Custom home builder is that you have a One-year Builder warranty so that means You can buy with confidence knowing that The Builder is going to cover the cost Of any issues during that one-year Warranty period such as a leaky roof Maybe a a broken water heater a lot of Things like that plus on top of just the One your Builder warranty you can get You know certain extended warranties for Manufacturers different manufacturers Such as for your AC your water heater Your appliances and all that stuff Especially GE does a great job with Their extended warranty that the that The Builder will pass along to you as Well going through the process I highly Recommend that once you close on the House that you sign up for all the Extended warranties as they are either Free or very low cost and they are Definitely worth the extra money if you Do have to pay that and unlike a Pre-owned home where you may not know About any of these hidden defects or Problems until you purchase the house You know you're really left with the Bill with these pre-existing houses you Know a lot of stuff is covered up behind The sheetrock of these of these Pre-existing houses while new Construction you can see the whole
Process of building a house however if You're buying an inventory house Obviously you can't see you know within The walls however you know that after an Inspection and you know that everything Is going to be up to code since the County has to come out and check with Their own private inspectors as well so You can buy with confidence and know That if anything goes wrong within that First year the Builder is going to cover That and with that new home warranty Protection plan also comes a lowcost Maintenance for the first few years of Owning a new construction house with the Modern plumbing the new appliances the New Heating and Air a new construction House really can leave you pretty much WorryFree for the next next several Years like I mentioned 3 to 5 years Before you may have to start switching Some you know you may be seeing some Small detail some cracks in the wall Some stuff like that that maybe need to Be fixed but you know to comply with These new building codes these codes you Know new construction houses are Engineered to you know require less care And maintenance of these houses so that Means that there's pretty much a lot of You know less out-of-pocket expenses for You as a homeowner especially when you Are buying into one of these Community Builders here in Southwest Florida that
Are a maintenance-free Community you Don't have to worry about anything on The exterior of the house because that Is taken care of by the HOA um except Obviously paint jobs and stuff like that If you want to change the paint color That's obviously up to you but like Exterior lawn Main and stuff like that There's a lot of low maintenance um Communities in Southwest Florida here in Sarasota specifically um that also make It just a lowcost maintenance to own one Of these new construction houses and Being a real estate agent here in Sarasota I see it all with pre-existing Houses new construction houses you know All the different layouts and floor Plans so that's going to bring me to our Fourth major benefit when buying a new Construction house is that you get the Newest and most modern floor plans and Designs to match whatever lifestyle that You are choosing to live unlike with a Pre-owned home that can you know Potentially be dark and boxy often Leading through a maze of different tiny Rooms right especially if they were Built you know in the 1950s or even you Know 1980s 1990s you know a lot of these Houses are a little bit more boxy and Chopped up and what I like about you Know building new construction is that They have all the new floor plans so all Open concept right when you walk in
Through the entryway you see both the Kitchen and the living space right so It's this one big area it's great for Entertaining and then often times you Are going to have a split floor plan so The master primary side of stuff is Going to be off on one side of the house And then the rest of the bedrooms are Going to be on the other side so that's What I also like is that the split floor Plan living that's very popular here in Florida Florida and what I also like is That you know it's always very bright And a welcoming experience right when You walk through that front door as well And you know there's a lot of different Variety of floor plans to choose from Right so it all depends on the track Home builder that you're going with or Maybe the private Builder and kind of Some different design options that you Can go through but just know that when You do buy a new construction house you Are getting the latest designs the Latest lifestyle and the latest layouts And the most popular layouts for the Year and now that is going to be Bringing us to our fifth and Final Benefit when it comes to buying new Construction here in Florida Specifically in the southwest Florida Region more specifically Sarasota is That when you are buying with these Track home builders such as Neil communi
Taylor Morrison Mi holes um Toll Brothers is that you are really buying Into a brand new community lifestyle and What comes with that is also new Construction houses around you very Like-minded new construction properties Right so that's the benefit is that you Know you're not building next to a Pre-existing house that was built buil Maybe early 2000s maybe 1980 maybe 1990 You're all building with houses that are Within probably one year of each other Or even a few months of each other so That is what I like about building into These new communities here in Southwest Florida and you know with these Communities come HOA fees and CDD fees So uh a lot of people don't like HOA Fees here in Florida just because HOAs Are a little bit different um here in Florida versus the rest of the state or The rest of the country I mean um so you I will be making a podcast episode Relating to HOA fees and CDD fees Because a lot of people don't know that A lot of these track home builder Communities they do have CDD fees and That can cost anywhere from $1,500 to $3,000 extra that gets tacked on to your Annual taxes at the end of the year so That's just one thing to know if you Guys want to know more about those we Will be making podcast episodes or they Already have been aired so go definitely
