I heard everyone’s moving to Florida They are they are there’s a mass Migration to Florida a thousand people Net per day moving to Florida so we’re Gonna talk about it it’s a lot stay Tuned All right so from July 2021 to July 2022 Nearly 444 000 people moved to Florida let’s Compare to the previous year 185 000 Right well we all know why well there’s Mass migration I mean people are leaving The cities I mean my wife and I did we Had uh two places in Chicago and uh and You know people invarely what we’re Seeing especially when I’m meeting new Clients um at the office it’s they’re Generally New York Chicago New Jersey uh Getting out of the big cities and Wanting to come down where it’s the Weather’s better Um we’re not we weren’t locked down During covid and there’s a lot of Different factors but to make a long Story short Um you know where the population is Really exploding here which is you know Great great if you’re a realtor uh if You’re trying to buy not so great Although there there’s more Flex right Now than certainly in the last couple Years it’s calm down uh you know if you Go back a year ago you better be all Cash short closing waiving inspections
To to get a property it’s not like that Now but something that’s interesting to Me is that when you look at the Statistics for the United States a lot Of the other areas in the U.S after Covid the property values really came Down with the market coming down and With the interest rates coming up our Market didn’t it really it didn’t go up It didn’t go down it really just sort of Stayed the same but then interest rates Went up so everything under a million Dollars really you know is not moving Very quickly because people are Generally financing when it’s under a Million dollars and in terms of International migration where International they are coming from I’m Reading Caribbean countries and Including Cuba Puerto Rico Hawaii and The Dominican Republic also Central and South America Venezuela Colombia Brazil All Venezuela has been on a downward Like the people that can afford to leave Are leaving I’ve got a couple friends From Venezuela and you know they’re like We don’t want we don’t want what’s Happening there to have it here to Happen here and so not to get political But vote accordingly right right Um and so that’s politically is another Reason why people are migrating to Florida I mean yeah not just sun and Beach but well yeah and I I think that
Also that’s interesting about Sarasota That’s different we have a huge European Population there’s a ton of people from France and Germany and all over all over Mostly Western Europe Um that have migrated to Sarasota Because of the weather the tax Situations which is something else that I’m sure we’ll discuss Um you know would there be no state Income taxes Um you know you’re really only paying Your federal your federal income taxes It’s a huge benefit to somebody so yeah And speaking to the Europeans that are Here with some of the European Union Countries that are experiencing some Issues namely Germany right right and Specifically to that point we will be Going there so we’re going to be going To Stuttgart uh Germany in in September Uh we’re meeting with a group of well a Couple groups of people Um that some are invest more investors And some of them are more looking for Vacation properties or second homes here Um so we’re going to be going over and I Think it’s mid to late September Um for for an international trip uh you Know as you know we we talked about our Trip to Monaco in the south of France Um you know we really are trying to find And develop new relationships Internationally to find investors and
And people looking to to buy and have a Second home so and specifically Targeting areas that that may not know About Sarasota or just really to educate And inform them about the area and Really put Sarasota on the map I mean Like we mentioned in a couple videos Lots of companies are Global International we are truly putting the Global resource into uh into our our Business model and we’re so excited we Are going to be going to Paris just we Are going to Paris and the Champaign Region for a little bit before we go Over to Germany which is yeah obviously Of course it’s great but I can You know look we really are you’re going To see agents always say well I’m a Global luxury agent what does that Really mean if all it means is we’ve Sold a lot of houses Um you’re not really Global you’re more Local I think having the connections in The places that are migrating from or Putting Money into our local real estate is Where we’re focused along with of course Our neighbors and our and our past Clients and friends and everything like That just really thinking outside the Box and tackling you know for our Sellers like where are where are these Buyers coming from and trying to put the Two parties together I mean that’s what
We do as agents um and you already Mentioned the tax benefit yep I mean Texas has no state income right yeah There’s there’s about a handful of six Or seven states I remember Nevada didn’t Have state income tax it’s a huge Difference you know if you’re talking About California to Florida Um you know there’s some places in California where they have a state city And county income tax and Mansion tax And Mansion tax so so you start you know You start really whittling down your Total income and now all of a sudden You’re like well gosh I’m making all This money but a huge chunk of it it’s Just going to the taxes so yeah the two Biggest markets that are net negative Migration in New York and California Yeah that’s not And I know that Chicago even going back Two years ago Chicago back then it you Know the beginning to mid-covid uh was The only Um large city in the United States with A declining population that’s not true Anymore I think all of the large cities People are just migrating Seattle I Think it’s probably another one Was just I talked to him in like middle Of May and he had not sold anything yeah Which is it shocking it’s shocking to me After a an incredible year I know that He had and to hear an agent who’s a good
Agent a a great agent say that right is Kind of Staggering yeah I mean it’s You’re finding that places in the Country you know if you if you went out To California four years ago the real Estate market out there was hot and had Been hot for a long long time and now as People are migrating out the market Really is coming down in some of these Areas and some of the areas that Traditionally never really did much you Know if you look at Austin Texas and you Look at some of these even Dallas Um you know some of these cities really Their Market just never really moved I Mean if you go back five six years ago You could buy a mansion for 500 Grand in Austin and now all of a sudden as people Are leaving California they’re migrating To to Austin Austin’s a big big huge Really popular It’s for two things I I always assumed It was because of entertainment the People leaving La are moving to Austin But they have a huge tech industry there And they’re drawing they’re drawing a Ton of tech out of Silicon Valley to Austin for these these tech companies And so a lot of it admittedly is for the Tax benefits of taxes Um but you know people are are tired of The crime and the taxes in in these Large cities and and listen if you went Back four years ago I would have told
You we’ll always have a home in Chicago And it went from it went from that to we Can’t get out of here fast enough I mean Which is unfortunate and I know your Wife uh Aaron travels quite a bit back To Chicago and I always worry when you Tell me she’s gone back just because of The stories you tell me Well it’s not Safe who wants to pay the taxes right And then deal with that like I just I I Wouldn’t want to it’s one of these Things where where like when you’re Living there and everything’s going well Um sort of like San Francisco when Everything’s going well you’re like wow Our quality of life is amazing we have Festivals and Market you know farmers Markets and there’s always there’s Sporting events and music and concerts But when the taxes start climbing and You’re not getting anything for it and The benefits are coming down and you’re Like well geez it’s really not even safe Here it it really becomes like a kind of Know-win situation so I wonder if when Or if or how this will shift I mean what Is it going to take do you think for Things to Um I don’t know you know I don’t know There’s a part of me that wonders if They never will if they’ll you know Um again if you go back four years ago I Would have told you we’d always have a Home in Chicago now I would say you know
If you want to go no no I don’t go up There uh you know my wife asked me if I Wanted to come up to go to a Cubs game a Couple weeks ago and I just said no I’m Not interested so you’re on your own Aaron yeah yeah so it’s it’s just a very Different Um Dynamic now with some of these big Cities so the world has changed by the Way people come here because of this we Are actually sitting at Henderson Park This is like you could see people Walking there’s a an event going on yeah It’s like the national championship Our International chant rowing Championship and then you have like People walking their dogs I think the Loop around the lake is about four miles If I’m not mistaken speaking of dogs Yeah yeah I brought my guy today he’s Coming to my office with me Hi so yeah so it’s just a beautiful Place to come out and and look it’s Um yeah we we come out here all the time My wife and I do and just walk around The lake and hang out with the dog and Uh it’s a really beautiful area you Could just sit and I know bird watching Is popular for people migrating from Wherever I mean that’s like uh I always Thought that was an old person thing to Do it is but I kind of I’m sorry As I get older I think I guess okay Diverting
Another reason people are migrating Business opportunities obviously we Touched on the income tax that’s huge Payroll payroll taxes and the same thing For the payroll taxes I mean there’s Huge tax benefits and especially if You’re a large company Um I I think that uh Ken Griffin in Chicago moving his his uh huge Venture Capital group to Miami was a big Statement they had been in Chicago for Years and years and years and he just Said it’s not safe for my employees Anymore and we’re done here and didn’t He move him into a hotel or something so He he rented out the fountain blue I Believe it was for for five or six Months of covid and told his employees We’re here you know this isn’t temporary You have six months to find a place to Live Um you know we’ll put you up in the Hotel while you’re doing that uh but you Know we’re talking about Billions of dollars in equity leaving Chicago coming to Florida maybe Permanently oh you said it’s permanent Because then they have to move back Where are you going baby Texas but yeah He already said we’re not moving back This is a permanent move he told us all Of his employees that you know you’re Talking billions and billions and Billions I mean these are you know he’s
He’s 150 200 million dollar guy I mean These are billions of dollars that he Manages and so it’s it’s a major major Deal yeah major deal some of the top uh Companies pharmaceutical Medical Services we’re also leading in Environmental that’s interesting Benefits I guess right Um I read and what else I think that’s The gist of it I mean you’re you’re Seeing I think the thing that’s most Interesting to me is that you know Around the country right now because Interest rates are generally when Interest rates come up prices come down Um interest rates have skyrocketed and Our prices have not come down at all We’ve been doing the market so make sure On the at the end of every month you’ll See our market update yeah because we we Do go into great detail about that Because we are watching very very Closely we’re going to start to do month Over month now as well versus year over Year because I think it just makes more Sense well yeah and I I think that um I Again I think the most interesting thing To me is that our Market yes it’s taking A little bit longer time for properties To sell but they’re not Um they’re not coming down the prices And I don’t just mean out on the Barrier Islands I mean even in town property Values have really just stayed stable
And I I really attribute that to the the Migration yeah I think we’re seeing some States that we hadn’t seen before we Always talk about like New York and California and the Midwest we’re also Seeing people come from like Kentucky And Tennessee I’ve heard more and more Well into the Northwest we never used to Get people moving here from Seattle and Portland and even really we really Didn’t we really didn’t even see much of California right um those people Generally would move from California to Arizona But now we really are seeing people from The West Coast relocate all the way Across the U.S so it’s an interesting Thing and we’re here for it yeah we’re Here so Um a couple of interesting things with Us specifically I had a listing on Manasota Key this goes to show you Migration in the summer still happens Right so listing in on Manasota Key 44 Days pending uh under contract that’s a Quick closing no inspection yep and I Have I have one that’s uh closing in I Think 13 days Yeah that’s a hard one it took a while To sell that one but uh we got got that Property sold it closes in the middle of The month in the summer in the summer And I have a listing coming up in Lorraine Lakes
