Where are we uh Emerald Harbor today so Um we're going to be telling you all About Emerald Harbor community today and It's right on longbo key we want to show You what it's all about and who what Where why and When all right this is a who what where When why video so who listen Emerald Harbor I mean it's kind of everybody I You have young professionals you have Retirees you have people that have kind Of semi use it you know rent it out use It some part of the year yeah so it's Kind of a little bit of everybody yeah Yeah I would say maybe some young Professionals and I would venture to Guess based on having a lot of Experience back here and meeting a lot Of the neighbors I would say I don't Know 30% fulltime yeah and and the people who Are full-time generally are business Owners professionals attorneys Physicians you know more professional or Business owners um that're you know Local business owners or maybe they own A company or something like that but Yeah we find like CU we're here quite a Bit throughout the year and we do find Like people are out generally you know 30 that 30 percentile we're just again It's just a it's just an educated guess Right agree okay what I've got some Statistics about the neighborhood
So okay let's play a game called do you Know the answer Andrew oh please how Many how many how many homes do you Think there are here uh near us of the Traffic we'll come closer my my guess is The the homes you're probably looking at I I'm going to guess it's about 250 Houses a it's less it's way less 82 you Know you know why because uh the homes Are are on larger lot that's why yeah Than the average home I would say Average on longbo key well and the ones That are down at the ends of the street That are right on the water those are Big houses on big huge Lots they kind of Kind of pan out into the water to an Extent okay so to that point they're Approximately. 3 to 6 Acres so on Average almost half an acre wow that's Incredible that's a large lot it is Large actually the listing that we have We have a property in here for sale I'll Show you some video or photos that I Took uh for 1.95 yeah 1895 yeah on the water canal Frontage yep has a boat dock and and the Boat dock is situated in a way that you Can have a really large boat I think They had a 38t boat there and then There's another boat lift so you could Actually have two boats or you could Have a really large boat and jet skis It's just really well situated on the Water there um fairly well renovated uh

Placed cameras along the exit and the Canal Frontage so I don't know where is It I don't know I have no idea I don't Know but that's good thing but also even Just being on longbo Keats it was ranked One of the safest cities in all of Florida and nothing happens out here I Know well listen full disclaimer Something can happen anywhere in the World right but there are cameras both On the south end which is the only way To get on and the North End another well The second way to get on and off the Island so there's cameras coming and Going so If you going to commit a crime out on Lbo you best be aware of That it's it's very safe out here there Really nothing I it's very quiet Community so the other oh let's stick to The let's stick to the script here so Canals oh we talked about the canals and The privately maintained Road oh Publicly maintained the roads and canals Are publicly Maintained um and so there's also a Really great feature of this which hello The beach access so it's a voluntary HOA I would assume probably most everybody Volunteers for the HOA to be to be able To use the Gated beach access right AC The street which we will show you yeah So it's it's right across the street um And you're you're I mean we're literally
Looking at it right now so you're it Doesn't really matter where you're at in The community you're a couple blocks Walk to be at the beaches um which is Great and you still have your boating so You're kind of getting the Best of Both Worlds um your beach access is close and You can have your boat in your backyard So yeah we got to talk about where this Is where on the island is this I how can I describe it I I think it's about this Is just my perception are we about what Mid Island okay we got a note 2.2 miles From the North End of the key and 7.7 From the south so we're actually north Well we're on man the Manatee County Side yep so as you know like longbo is Split up basically right in the middle Between Sarasota and manate County and North of us I'll show you the map here Of where exactly we are north of us is Anna Maria sure and and your taxes come Down once you come into manate County Yeah so your tax are going to be a bit Lower when you once you cross over that Line um what what is the difference not Much not much like you have no idea Where that line is I mean you're still On longbo key um so the reality is is That uh but I I kind of uh I I Mook I I Thought we were kind of mid Island we're Actually very far north yeah hopefully You guys can hear us um okay when this Is like you wouldn't know where I was
Would be headed with the when question No this pristine land was first offered For private homeownership development in 1959 so they developed this in 1959 okay All right um and more importantly okay When when should you purchase well Another question we're realtor of course We're always gonna say now Now's the Time now is the time it's always the Time no but in all seriousness people Ask me especially in today's climate of The economy and the world and real Estate interest rates and the way that I Answer it and I'll let you answer how You do yeah but there's always a time in Life where there's a life change where Maybe you were sick and now you've come To the realization like I you know we Only live once and let's take advantage And let's go buy that property let's go Right invest in Florida and take Advantage of the no state income tax Let's make memories on Longboat let's go And use the Cs to Key Beach like it's Time like you know and and also you're Going to be start building Equity so I Would say I would say when the when you And your family feel like it's time it Is the right time for you no matter what The interest rates do no matter if we're Going to war or not no matter what President we it doesn't matter it Doesn't matter do matter like what I'm GNA tell I I tell the same story all the
Time um you know I remember in the the Mid to late 80s my dad driving us out KY Key and telling every telling all of us You know who in the right mind would pay $350,000 for a beach house out here and And I'm like you know a lot on KY key Now is three and a half million fall That Island at that point right and so You know of course there's been times Where prices were very high out there There's times there been prices have Been very low out there you know if you Go back to 0809 you could probably pick Up a lot for half a million dollars that Lot is probably worth $3 million now but Over time it's a very you know easy Progressive over time the property Values go up and so my response to that Is always if you're going to try to time The market perfectly you're never going To you're never going to and so whether It's stock market or real estate market Nobody can time the market but if you Buy and just hold and and you're not Planning on selling the place in the First year or two that you own it over Time the value whether it goes up or Down it's going to increase right so I Tell people like if if you're trying to Time it perfectly you're never going to Right you know you're always going to Hear realtor also say okay rates are High capture the property and and in a Year or two when when the rates come
Down you just refinance it and yes There's a cost to doing that I recognize That but like at the end of the day if You're not looking to buy it and just Sell it in a year and make a little bit Of money and time it perfectly it Doesn't matter because over time your Your the values will come up and you'll Make some money and we all know the Benefits there's there's a laundry list Of benefits to owning real estate Obviously we're partial because this is What we do but it's true and even if You're you're just an investor which we Love our investors right the write offs I mean there's a tremendous amount of Depreciation benefit and and and being Able to have that income or cash flow so There's all kinds of reasons why you Could say yes not as many not as many Reasons why you would say no spite the Interest rates right because we have Answers for that we have we have awesome Lenders we've got great nego negotiation Tactics and skills to offset that and Help you so don't be scared right don't Be scared of the timing of it so just Inquire with us I know we totally went Off there a tent okay but then why I Think we covered some of it the frontage Uh the Fage the you're water I mean You're on the the big why back here Really is you're on the water you're You're on the and all of the homes back
