So you're looking to start your Airbnb Investment journey in Manatee County Well there are a few things that you Should know about before you even think About renting your property out on Airbnb welcome back everyone to the Florida real estate guide with your host No Award in this episode we are going to Be breaking down the individual cities Within Manatee County in terms of the Rules and regulations that you must Follow when doing Airbnb because if you Don't follow them you will get slapped With a fine from manate County and man County City officials as well so please Be aware of that and definitely give This podcast a listen if you are serious About investing into Airbnb within Manatee County so let's first kick off This episode by talking about Manatee County in general so unlike Sarasota County by the way if you guys haven't Checked out that episode go and check Out the Airbnb rules for Sarasota County As they are much different than Manatee County so in Manatee County we have no Short-term vacation run Ral ordinances However the vacation rental rules will Vary from City to City just depending on Where you are in man County so we are Going to start with the city of Anamaria Island so the city of Anamaria does Allow short-term vacation rentals within The city limits however there are a few
Rules that you must keep in mind the First rule to keep in mind is that your Uh vacation rental must be registered at All times it must be active updated and Registered the second thing to know is That you must pay all the applicable Fees now there's different fees that go Along with Airbnb such as the permit fee Filing fee all that good jazz and then There's an annual fee on top of that as Well and then before renting the Property must be fully inspected and Comply with all local ordinances and Laws that's the biggest thing is making Sure your property is up to code because Sometimes there are a few small things That you know with new codes and Everything like that you have to change Them so they are safe for your guess and Then the next thing is very similar to What all Sarasota County uh requires is That the owner must be available 24/7 to Respond to any police fire or any other Emergency requests at their personal Residents so in a nutshell that is the City of Anamaria Island if you are Looking to rent uh using Airbnb now Let's talk about the city of burington Beach so the city of brington beach does A vacation rentals however very similar To anaria Island City the owner must Really obtain a permit from the division Of hotels and restaurants and the Department of Business and Professional
Regulation so this just basically proves That you are a a licensed professional That is able to rent out your property Out on Airbnb and so basically once your Permit is granted you will get an ID Label that um that you will need to Apply to the exterior property of the Structure make sure it's very visible so People can see it and and then all Existing structures that are used for The purpose of the rental must apply and Be uh upgraded to the current code like I told you all the codes are changing Every single year or you know by anually So you just got to make sure that your Property is up to date on all the newest Codes and latest regulations as well Otherwise you will have to do that Before you can legally rent your Property out on Airbnb so that kind of Sums up brington Beach the city of Brington Beach and now let's go into the City of of Holmes Beach so the city of Holmes Beach they do they are a little Bit more strict on regulating the Vacation rentals and they do require um Another valid vacation rental Certificate once again it has to be Visible and the minimum rental length is Going to depend on the exact zoning of The property and so you guys can go Check that out by going to the city of Holes Beach um website and they will Break down the different ordinances and
The different zonings but for example The minimum is 7 days and the maximum Minimum I I should say um is 30 days so It all just depends on the uh the exact Zoning that you have to follow but Minimum is 7 days and then the maximum Minimum is going to be 30 days in some Zones and then now we are going to be Talking about the maximum overnight Occupancy limit so in the city of Holmes Beach you cannot exceed six persons or Two persons per bedroom whichever one is Greater they do have an occupancy Nightly occupancy requirement and then Also all permits and info must be posted On the property at all times it has to Be visible to everyone that is staying At that property and also City officials So now that we have broke down city of Anam Maria city of brington Beach and City of Holmes Beach now let's talk About the city of bring just like all The other uh City municipalities the City of bankton does allow vacation Rentals however there are some new Ordinances for all these property owners That they are required to register their Properties and meet a variety of Criteria so I would say the city of Bankton is pretty strict um but not as Strict as homes beach in terms of the Nightly um nightly minimums so for the City of bankton you once again have to Register as the owner must submit an
Application provide a proof of ownership For the registration uh from the Department of Revenue and then a copy of The city of Burton's business tax Receipt just showing that you are legal In the City and you must have your Current license as the as a TPL and also You must have everything uh Visual and Sketch interior and exterior of the Entire site of your property which it's An interesting requirement I've never Heard of that but until uh now for the City of Bingington and then also you do Need a blank rental agreement to submit With the city so they know what kind of Agreement you are working with another I Guess requirement is very similar to the Other City municipalities is that the Property must be available to inspect at Any time whenever necessary if there's Any threats on the property in terms of You know violations you know code Enforcement anything like that that Needs to check out your property you Have to have your property available for Inspection at all times and then all Required info about the rental must be Posted in a very well-seen well visible Area on both the interior and exterior Of the property so very similar to a lot Of City municipalities make sure you Have all that info provided and then Also for the city of burington all Vehicles that are associated with the
