So we all know the city of Northport but Do you know this abandoned area of Northport where there’s grass growing Between the cracks and the roadways and There’s absolutely no houses around no Electricity none of that but I guarantee You guys see it on the maps when you’re Looking on Google Maps hey friends it’s Noah your favorite Northport real estate Broker in this video we are doing Something completely different than what We do we’re actually going to be driving Through this abandoned Development Area Here in Northport where there’s grass Growing all over the roadways there’s no Electricity there’s no homes however There is a lot of room for potential Development coming here in the future so There’s a lot of opportunity here with Land prices already going up in this Area significantly compared to last year Two years ago so I want to give you guys A good idea of what it looks like Because if you try going on Google Street View they have Maps back to like 2012 2011 but I want to bring you guys a 2023 version of what it looks like here On Yorkshire Street and some of these Side streets and like I’m telling you Guys there’s literally grass growing up In the roadways some is is higher than My Camaro so I really want to bring this To you guys to actually show you guys a Different perspective of Northport some
Other potential areas especially now That there’s a 2 000 acre development That is being proposed just north of Here a little bit which means when that Development does go in it’s going to Bring up you know land values here but Not only that it’s also going to promote More development in this area so this is Definitely an area to watch as this 2000 Acre development just north of here and Monstering up against to this Community Development Area There is going to be some Development Coming through so it’s going to be Easier to bring in electricity and all That good stuff so with all that being Said guys let’s go and take you on a Tour of this abandoned area here in Northport Florida so we’ve explored a Lot of the city of Northport but the one Area we have not explored yet is this Small triangle piece just east of 75 and I’m sure if you guys have been looking At moving to the Northport area you have Seen this small little triangle piece That has roadways but there’s not any Homes built in this area yet and you may Be wondering why so here’s going to be a Sneak peek of us driving through here And you’ll see on this video we are Going to be staying on Yorkshire Street That’s the main street and then we will Go off onto blue Leaf Drive as well However since I have a low profile
Vehicle there is a lot of grass growing Up in the roadways there’s a lot of Potholes cracks on the roads just places My car cannot really go so I cannot Drive down all the crazy streets that Are in this area but as you guys can see Here there are some dump trucks coming Through the city of northward is dumping Some things here on to the left hand Side dirt gravel whatever that may be You’ll see but as you guys can see we’re Gonna have to be going slow on this road Since there is a lot of potholes but the Interesting thing is that this is one of The first times I’ve been in this area Personally and there are a lot of Vehicles driving around here actually Looking to you know people looking to Acquire land large plots of land because It is actually rather affordable and People are buying into the investment Opportunities here one company purchased 400 Acres alone in this area for Multi-family residential development in The future now the biggest thing that is Waiting in this area is going to be the Electricity as you guys can see we’re Driving along the street here you don’t See any electricity right that’s the Biggest thing for the development side Is going to be the electricity we really Don’t have to worry too much about Public water public sewer because most Of Northport if you guys know is going
To be on septic and well so that’s not Too big of an issue the biggest thing is Going to be electricity and it is very Expensive to bring electricity into the Area and if you guys want to know a Little bit more of a background to this We do have a video talking about you Know the birth of Northport or actually The growth of Northport what really Happened because there was a lot of Fraud there’s a lot of allegations Behind what actually happened during the Development of Northport but to give you Guys a little bit of an overview in the 1950s a company called General Development Corporation known as GDC platted Northport with 80 000 Residential lots implanted develop over 66 000 acres in the city of Northport Which is why you see all these roadways If you look on the map everything is Basically patterned in a grid style you See all these roads but there’s a lot of Areas that are just trees and Roads and That’s pretty much it and there’s one Other area near Atwater Street here in Northport that has a very similar Vibe With no electricity and we’ll get to That in another video However the one downside with this Company is that they left little land For commercial use and park use right And the company Did the bare minimum when it came to
Putting in utilities and this is one of The major reasons why this little corner Here east of 75 and Northport is hasn’t Been developed and I’ve there’s been Talks saying that this area won’t be Developed for at least 20 years because There’s so much other land to be Developed that actually has electricity More closer to the city of Northport but As we drive through here this is where You’re going to be seeing all the crazy Like side roadways with the cracks Um grass growing through the cracks of The roads as you guys can see it this Pave road is not in very good condition However the North Port City of Northport Keeps up to the best of their abilities And we can see right here grass growing All the way through it literally looks Like tire tracks going through but once In back in the day in the mid 1900s this Was a sprawling area for you know fresh Pavement everything like that so it Actually looked nice I imagine back in The 1950s but it has been let go of Since just because there’s not really Any opportunity for developing unless You want to build a house and have solar Power basically that’s what it comes Down to but what happened with this Company this development company is that They basically brought the dream of Developing hundreds of thousands of Acres here in uh the State of Florida
Now they developed several plots they Developed over nine different Communities Port Charlotte North Port uh They developed some other cities here in Florida however as the years went on and Their sales grew to over 100 million Dollars per year this is when the Development companies started to see Some cracks in their in their business And they began began to basically take All their company’s dreams and it began To crumble with thousands of lawsuits Criminal fraud charges and finally they Had to file bankruptcy so you may be Wondering well why did such a high Success of this development company Basically come to a fall well here was The biggest thing was that their Marketing sales pitch was specifically To Northerners right so and other people Across the world and what they would do Is they would pick take the sales pitch And say we have prices as low as ten Dollars per month for 10 years for a Residential lot now if you guys know Know we have our Lots plotted into Quarter Acres which are 80 foot by 125 Feet deep so what this what the sales People at this company would do is that They would go to all these northern States they would go all across the World and they would talk about how this Is going to be the next planned Community that’s going to have
State-of-the-art roads utilities however In all reality there’s no utilities Brought into this area no electricity And no basically other basic Services Other than roadways right and so the Word eventually did get out to that There wasn’t really much happening into This area and all these new landowners That bought at this ten dollars per Month for 10 years eventually stop Making payments and then that held this Development company under a lot of Scrutiny with the FBI for over two years As the FBI had to study their tactics Their sales techniques and eventually That led to the fraud allegations and Eventually drove the company into Bankruptcy in the 1990s now the Interesting part is that over 2 2000 of The GDC properties were abandoned in Northport as a whole not just this Triangle piece but as a whole and most Of them were going to go back to Sarasota County’s government as no one Would buy them during the land tax sales Held in the 1990s but the interesting Fact is that the former GDC Executives Create new companies such as one of the Bigger ones here in Northport and they What they would do is they would Actually purchase the land back from the County at the sales tax records and now These companies eventually owned nearly 5 000 Lots back after these fraud
Charges fraud allegations that they had To relinquish the Lots they now took Hold of 5 000 other properties which now One of these companies currently owns Over a thousand properties here in Sarasota County as a whole and most of Them are in the city of Northport so There’s a lot of different factors going Into this because a lot of Sarasota County people think that they were at Least paying back you know what they Owed to Sarasota County and back taxes And everything like that by purchasing Lots however other people are talking About how people still think that There’s a lot of opportunity for this Area of Northport because if these ex-ex Executives with this development company Had to create new companies to buy more Lots in this area it just shows that They have a strong appreci they have a Strong inclination that Northport is Going to be one of the areas of fast Growth which we all know Northport is Now the second fastest growing city in The entire United States so it’s only a Matter of time before the whole entire City gets developed out but once again Guys if you want to know the whole story Behind this whole fraud allegation Bankruptcy situation for the development Company of Northport take a look at this Upcoming video that we have I’ll put a Link at the top of this video as well
But we’re going to be driving through The rest of Yorkshire Street and then Eventually we will be going on to Blue Leaf Drive but as you guys can see it’s Pretty much the same as we drive through You know you have your roadways with Obviously grass growing in between them No electricity no houses none of that But what’s interesting is that land Prices have nearly doubled in the past Year so people used to buy these Lots These quarter acre lots or even half Acre lots for you know two three five Six thousand dollars now these Lots here In Northport are going for 12 13 15 16 20 22 000 for quarter half acre lots Once again there’s nothing that’s really Changed actually because there’s no Electricity that has been brought into This area nothing has changed there’s Not have been any new Pavement in on the Roadways at all but yet the land prices Are going up right so there’s a lot of Interesting things a lot of interesting Facets that are coming in into the North Port area with a lot of big investors Putting a lot of money here in the city Buying up land as it is relatively Affordable still compared to the rest of Sarasota County banking on the future Development of Northport so now I want To hear from you guys what are your Guys’s thoughts on the city of Northport Where do you guys think that the growth
