Airbnb just because there have been a Lot of reports of you know you know Nightly visitors coming to the place and It's turning you know traditional Residences into more of a a Hospitality Kind of business and it's kind of Bringing down the overall neighborhoods Right so a lot of counties and cities Are putting some rules and regulations In place to help prevent that so we are Going to specifically be talking about Sarasota County and both the city of Sarasota um on a future podcast episode We will be diving a little bit deeper Into the Barrier Islands Bradington you Know manate County in general but we're Just going to stick with Sarasota County For now so Sarasota County Sarasota County's minimum rental rule is 30 days You cannot rent anything less than 30 Days in Sarasota County however if you Go on Airbnb you will see a lot of People renting out their properties um In the county that are doing it for Shorter than 30 days I've heard of People that have been getting fines About doing that because the neighbors Report them um however in I think it was 2021 Sarasota County got about 5.2 Million in Airbnb tax revenue so I think That they are rather happy with that um But Sarasota County 30-day minimum Unless you are within or however I guess If you're within an HOA you have to
Follow the HOA rules um but this rule is Really going to um affect the people in The county versus the city because the City of Sarasota they have a minimum of 7 Days right so there is 7-Day rentals That are allowed within the city and There is a partion portion of the north Side of cesta key that is actually Included in the city of Sarasota so you Could do weekly rentals on the north Side of cesta key however for the rest Of cesta key for single family Residences you have to follow the 30-day Minimum however if you see and go on Airbnb you see people doing it less than That which is why when you drive on CS Key you will see signs relating to stop Making these houses hotels something Along those lines right so that is the One thing to be aware of is if you are Looking to buy a vacation rental Short-term vacation rental property You're going to visit you know a couple Times a year but mainly use it as Investment purposes you're definitely Going to want to look into the city of Sarasota like for example I have this Really this pretty rare property that I'm about to list on off-market deal in The city of Sarasota it's going to be About 1.7 and it's on a double lot in Sarasota for you know three units and I Think the estimated uh renty or nightly Rent is about $760 to $800 per night um
So it's going to be a good property for For someone to buy for an Airbnb rental But they're you know few and far between Now just because Airbnb is such a Hot Topic here in the city of Sarasota so Now let's kind of break into the Barrier Islands just really briefly and really Quick um because I know a lot of people Give me that you know ask me that Question about what about renting out on Siesta Key and I just talked about this Is that for the majority part of Siesta Key it's a 30 night minimum except if You're on the northern part of CEST key You're going to have to look up the city Boundary lines but part of it fall Within the city limits of Sarasota so You can do uh weekly rentals there as Well but there are a few other Requirements that for the city of Sarasota when you do decide to rent out On Airbnb and some of these are Including you must provide you know you Must have all the information about the Airbnb property very visible on both Interior and exterior of the house you Must be available 24/7 for any Emergencies that may arise you know Whether there's an eer mergency like a Fire police that are responding to your Property or anything like that you must Be available 24/7 for that as well um And then there's just some general Safety requirements that you need to
Comply with such as you know the pool Safety act you got to make sure all of Your smok and carbon monoxide detection Systems are all up to date and you have The installation of fire extinguishers As well um and you also need to make Sure that you have you know all Non-emergency um Police telephone Numbers put up there you know import Dates to watch out for um street address Of the rental and also the times for Trash and recycle pickup all that needs To be visible for your guests as well And if you guys want to know more about All of that I will link a PDF to the Breakdown for you know Sarasota County And man County Rental rules so you guys Can go check out that PDF that's down in The description down below so you guys Can go check that out overall but at the End of the day final notes for this is That you got to be very careful because If you're working with an a real estate Agent that doesn't really know Airbnb Rules they think that you can rent Anywhere in Sarasota County so make sure That you're working with an experienced Real estate agent that knows you know Short-term property um management Investment um you know Solutions and Also knows their way around Sarasota County and the city limits as well Because I've had people give me a call And saying hey I just bought this
