Well why are we back at Isles at bayie At David weekly with a lot of Construction noise I don't know I just Follow you around Judy so we'll tell you Soon but stay tuned And subscribe and Like and all that good stuff we'll be Right Back so we stepped inside out of the Construction noise and remind you we are At David weekly in Isles and bayw in Parish Florida we are in an ed Floor plan and it is a four bedroomroom Three or four Bath home around 2500 square ft um one Thing we wanted to point out before we Get started with the tour is this Availability map so Isles at bayew um David Weekley was here at phase one they Completed phase one they sat out phase Two because they didn't have wide enough Lots that they would like to be able to Offer these wider floor plants and a Three car garage so there's a select few Lots left for David Weekley in phase Three and in this green which is about 20 about 16 lots are available not sold Yet the floor plans for those homes have Been selected if they haven't Broken Ground you can check you can choose the Designer package inside if they have Then it would be just an Asis inventory Home um there's a handful sold and There's a handful of quick movein there Are three floor plans here there's the

Edinger which is what we're in the Chipper which is the smallest of the Three here and there's only a couple and Then the Highland and Um there's not as many of those either So there's lot of edingers and you'll See why when we go through the home but Yeah there's just a few so there's not Going to they're not going to be here a Long time we're in the last phase of This community and we'd love to show you Around so let's go see this Edinger Again it's going to look a lot different Than the last Edinger so come on in so We're approaching the front bedroom um You can't see the windows but there's Lots of natural light and again Depending on the elevation or the front Style of the home it'll depend on what Those windows are going to look like It's a nice bright room it's got a nice Reach and Closet And then when we come back here we have A full bath here it's shown with a tub And all those permitting options have Have been done Already here they've got a really nice Quartz countertop and then the second Secondary bedroom which is really fun to Say again lots of natural light so come On in another reach and Closet which is nice and wide actually

I can disappear in here oh where' you go Wider than you think let's go back out Here so back to this wide Foyer and we're going to scoot this way So they've got a nice little drop zone They are doing more of these built-ins And some of their inventory homes which Is really nice so they're calling it a Drop zone where you come in from the Garage you drop I love that idea really Nice another closet so here's where you Store your Vacuum and then the laundry room is uh Separate so it's not something you walk Through so you can have it here you have Room for a folding table or a kitty box Or dog bowls different things you want And they've done a really fun floor tile Here and then this would be your garage Either a two or three car Garage So coming out of still in the main foyer Off the laundry room in the hallway we Have a flex space here um here they've Done their office we're in the sales Office model home but they've got the Glass doors sometimes they have solid Doors sometimes they have no Doors and then we flow into this Enormous kitchen um this island could Easily hold another Chair But lots of countertop space lots of Prep space lots of cupboards nice tall

Cupboards are the Standard um here a beautiful quartz Countertop most of what they do is Quartz really nice Pantry Size love that corner Pantry me too and Then they have the microwave combo with The oven um built in Gourmet I think There are some range options but for the Most part this is how they do it and Then the range but lots of space lots of Big Storage just a really functional kitchen They have different backsplash options And things like That but the package that you choose is For to be built or inventory right right So well they're all to clarify all of The floor pans are chosen for the Specific Lots if it hasn't broken ground Yet you can choose the inventory package If it has broken ground then you'll take Whatever inventory package they have um Personally not that I'm buying this home Personally I like all the interiors that They've chosen and come up with so they Usually use the most popular and the Most in demand so again this house is Around 2500 square ft and it just feels Enormous in here so off of our kitchen Area with our our stools there is still Room for a large sitting area you could Have even a bigger second sofa bigger Sectional and still have dining table There so come

Through here they have I believe the Luxury vinyl there's different flooring Options but this could hold a large Round table it could hold two tables Tons of space here um and then the great Thing about this particular model floor Plan is the Outside ding dong the outside covered Area is also enormous is huge yes and Then all these lots are deep enough for Pools so if you added a pool you'd have Tons of outdoor living Space lot's going on it's Awesome me close the construction Noise So one thing I really love about this House is it has an on Suite that's very Private so if you're going to have out Of town guests if you're going to have a Family member maybe a college student Returning or an or a parent living with You this little Nook around here is so Nice and separate from all the rest of The house so come on Through and this is this is distinctive Now I remember being in the other Advenger yep so this has got again the Big wide Closet Here and then the full bath here they're Showing it with a walk-in shower no tub Which I think is how it frequently is Done so this is great for a parent that Might move in we've had more and more

Customers doing that bringing in older Parents surprising yeah so um or just Families in general um so more siblings Moving in together Etc so it's a great Option Here so we've returned to the great room Area from that little on Suite Nook and We're heading into the primary Suite Come On here they've extended the hard floor Which is fantastic huge I mean there's Tons of sitting area here you could do a Big cushy chair over here if you like to Read really nice wall feature they've Done the trace Ceiling Great Windows excuse me and then we're going To come here to the primary Bath again beautiful Wide countertop storage underneath for Two Doors Lovely walk-in shower so it's pretty big And it has a large bench and a [Music] Niche oh little niche where do you put Your shampoo right some Builders aren't Even including those anymore yes takes a Skilled Labor and then a really large walk-in Closet so you could divide this you Could do built-ins we've seen people put Those Little dressers in here um you could do

A ton with this room really customize it This closet Sorry so we're inside the chipper real Fast here and it is a 3 to four bedroom 2 to3 bath currently 2285 squ ft home It's a on story Model and it's a Three-car garage so um those are pretty Much the requirements our customer had Had really specific and we found this Home so when you walk in there's going To be a large Flex space this room does Have the option of being Enclosed again this home is still under Construction so you might see some blue Tape and all here is the garage Entrance a half bath up front so when Guests are visiting it's really close to The great Room Then off here a little different design Than many others is a actually a little Sweet little wing here with the extra Bedrooms really great big laundry room Cute tile as I walk into the wall very Cute tile full Bath really pretty tile on the Wall one bedroom here front Bedroom secondary bedroom with a walk-in Closet another secondary bedroom here With another walk-in Closet this home has great closet space It Does So here we're in this beautiful Kitchen

In the chipper humongous Island again This over 4T Here built in sink I mean underneath Sink Fantastic Pantry oh Corner Pantry but it's not in The corner that's cool Isn't that cool How they used that space Gourmet oven Microwave tons of counter space the Couple that bought this is From uh very tight family lots of Extended family there will be many many Fantastic Italian meals being made here Um so this is one of their priorities They wanted a lot of family space and a Big island and we found It look at this look this common area It's amazing and all the windows they Love That this couple also needed two work From home spaces and bedrooms for out of Town guests and their own living space And this home checked all those Boxes and they also needed a one-story Home and then check this out oh okay I Can't get out okay oh my gosh should Have done that ahead of time so many Combinations there we're going to get it Sooner or later so one thing uh we love About this area of is at baby view is so Many of these lots have preserve behind Them and still room for a pool so just Beautiful nice wide L Ey there we go so as we mentioned

There's lots of storage lots of closets In this home so here is another wide Linen closet just another sneak sneaky Use of space Here coming into our primary Suite Again we always remind people that it Actually looks bigger once the furniture Is here that's crazy but amazing use of Light in these Homes check out the Shower and again a nice window light in The shower but private Beautiful Again and I like the half wall yes a Little more privacy Yes little water closet Closet trying to catch up with all the Lights Here and another Mammoth walk-in closet Kind of like the Ed way back here I probably look this Big so yeah it's it's a great home they Actually decided against another home Because the master closet wasn't large Enough once they saw this there was There was that was it so nice wide Countertop again they've gotten really Good use of space with their storage It's really just got some great touches And this was an inventory home this was Not custom finishes so absolutely love The choices that the Builder made and This Chipper model there's what what did

There's like two or three more Grant say Two or three more of these so if you Like this Flor plan hop on it people Give us a call so Judy I'm loving the Aisles of Bay View I love I love that There's a mix of Builders here I love That David weekley's here we have a Customer that lives in the Edinger model Whose mother lives down the street in Another an inland home model so it's Great that this community can serve so Many well and when you hear that they Only have three Flor plans here you kind Of go oh but it's because it's their Number of lots is Small and the fact that they have Several builders in here right adds to The variety and it looks really nice Driving through the community this is Such a great FL plan especially for People that have like we mentioned Visitors family moving in um our Customer that does live in one of these Has a lot of family visit and it's so Nice that they can be tucked away and They're still going about their day with Their young kids as they normally do Right no disruption and it's easy to Live here oh it is um so HOA is one 9651 annually so that's not bad wow and The CDD is 32 around 3200 that's paid Annually that again is in your tax bill Right um they do have A community pool they have a playground

I think they have a splash pad they have A community room where you can um rent It or secure it reserve it for functions Um they do different food truck nights They do different activities here and um It's just it's a really welcoming Community it's right off of I75 and Moccas wallow road so if you are working At mcdill or St Pete or Bradenton or Sarasota mcdill being in Tampa all those Places are really easy to get to um you Either hop on 75 you hop on 275 or just Head south right um but it's you know Lakewood Ranch half hour maybe maybe so It's all right there um our newest Publix is almost done near here almost Done we're fourth it's a big deal when You get to four Publix just let me tell You and um new restaurants are coming Several have opened um a lot of Independence so there's so much Happening out Here um and Pricewise this particular Edinger floor Plan in this community right now there Is a inventory home that's around 550 And they are offering a 7% Discount incentive again those change And Vary all the time um but there's one Available and there's just a lot Happening out here and they sell this Model they sell this model and it won't Be like held on till you know the end of The year or two years from now it's it
