So we're here at one of our newest new Construction homes with this amazing Project manager here of this house 1900 Ft for beds three bass located here in Rotunda West Florida and it's an amazing Area as you can see it's a very quiet Neighborhood with all the Drone footage And plus this is a deed restricted Community minutes away from the beach as Well which is a huge Plus for rotunda West but I wanted to walk you guys Through this specific floor plan with The project manager of this build to Actually give you guys an idea of what This house will look like when it's Fully built here in December of 2023 so We are here so we have about 1,900 Square fet yep so as you can see we have The entryway so where people can do a Breakfast area so a bar area so we have A little space in here yep so on the Left side of the house we have three Bedrooms so and another two baths so one Is a social bedroom so that can share With this bedroom or the other bedroom Bedroom right so as you can see we have A closet here yes so you have a bedroom Here right yes bedroom here bathroom Here uhhuh and then another bedroom Correct another bedroom here that we Call the Jack and J bedroom sure so Where we have a nice Closet in here yep So and then we have a bathroom in the Middle yep so where who is using this

One so can share the bathroom the Bathroom yep So where we have uh two a double sinking Here okay so pocket doors where can make This uh area free to use right so and Then we have this privacy toilet and uh Tub shower yeah cuz I remember when we First met these were doors you know and You want we wanted to make it a little Bit more efficient doing pocket doors so That the doors didn't Collide and each Other and little clunky yes but we still Have some privacy here so because the People can lock this door yep so and Then for sure have more priv yeah it's Good space between all three of the Bedrooms over here cuz I like to split Floor plan your three beds here and then Obviously you have your master over on The other side which is nice right so And then as I told you so we have the Third bedroom in here so all the Bedrooms are pretty much the same size Same closet size yep so and your house Down the road has bigger Windows correct Yes so this one has just a a 51 in tall Windows so the water one has a 61 okay So taller taller Windows taller doors y So more lighting side okay so then what About this area how does this floor plan Lay out here so this floor plan we have Uh pretty much the living room area so Where you can put a couch in there so The TV station can be there yep so this

Is of course our par door so where you Can use so what we are thinking that so We can use we can have the kitchen area In there and then you can put a nice uh Table in here with six eight people yep Nice din can be sitting here so and then They will be with the people that will Be in the kitchen too you know so we'll Have a 9 ft counter top so we can decide If we want to do a waterfall or not Right so the customer can decide about It yep so in the kitchen we have a stove In a metal so 42 in cabinets so with a Craw moding yep finishing it right and Then we still have a nice Pantry in here So where uh people can store your Foods Water things like that right it's a nice Size walk-in pantry you know it's not Just a typical region Pantry which is Nice gives people more space of course Of course so so then here is this going To be how many seats do you think for Bar stools here I think even uh four in Four chairs five chairs So but can feed Uh Norm a normal family here normal size Family here yep and then the sink will Be here it looks like in the Island Right yes yep so we'll have a a sink Basing here turn to that way so we have A dishwasher a 12 in cabinet yep so in The right side of the sink we have a Trash can and another 18 in cabinet okay So the fridge will do in here okay

Fridge there and then obviously the oven And stove right there the oven and stove Right here okay so and we still have a Big counter on the sides yep so all Basically quartz then right of course Okay and then what color cabinets are You putting in this house as of right Now so we are planning to do Shaker White cabinets but uh it can change so We can do a a different color on the Island or on the base cabinets you know Y so but for now we are planning Shaker White cabinets okay and then what about The flooring flooring so so we are Thinking about luxury vinyl plank yep uh So and then we can decide about the Color matching with what we are doing on The interior walls too right are you Going to carry that throughout the Bedrooms then all the bedrooms in all The bathrooms in too so because it will Be water resistant and uh scratch Resistant too yep yeah that makes sense And then so for the ceiling how tall are These ceilings here this ceiling are 94 Uh tall you know and then we'll have a Nice recess like light in here yeah yeah You have a lot of recess can lighting Over here especially in the kitchen Right so three chandeliers on top of the The countertop that we have enough light For a dinner yeah that'll be nice for Sure so I don't know if you want to show Them we have a laundry Y in here so

Where we can fit a washer dryer yep and Then we'll put a 30 in cabinet on top of It so that we can have a little bit more Storage right that's nice okay okay Perfect so and then is this is the Access to the garage yep three car Garage three car garage correct and then Over here is going to be the master area Yes okay so this is the master Bedroom so what we are thinking for the Master bedroom is to have a bed in there Yep so facing to a TV oh sure right so We can have two nightstand tables in There one each side right so we have as You can see two windows that make this Uh room a little bit lighter right Brings in a lot of natural light all This is all natural light right now There's no Lighting in here yeah of Course of course yeah it's nice it's a Good size TV there bedroom here Nightstands there and then over here is Going to be the closets and B uh Bathroom yes okay so we have her side we Have his side in here yep so we Introduce a pocket door in here too so When we compare with the other project We have yep so we where we had a bold Doors so when we open the Bold doors we Don't have a space to walk through so This is a reason we decide to put a Pocket door right that make this hallway Free you know so free to access right And plus you these are very spacious

Closets as well you know his and her Closets and then you have your other Floor plan that the closet's all the way In the back all the way on the back Where it turns the closet much bigger Yeah it's probably double this size of These two combined yeah cuz don't lose Disy space right so and then in here we Have the master bedroom yep so where we Will have a 9 ft uh 8 ft uh Corner top In here with two sinks yep so we have a Freestand uh tub in here that is very Cute yeah very nice yep nice Freestanding tub and then shower Obviously right there shower right there Okay and then a toilet okay yeah privacy With a door standard door with the Standard door okay yes nice so what Would you say are some of the key Features in this house that stand out to You you know so yeah we're pretty Basically right now so we are doing the Luxy vinyl plank all the way around so Five and a quarter baseboard all the way Around so two panel doors so 80 in tall Yep right so um pretty standard you know So but of course we can upgrade it so if The customer would like to do a fancy Countertop so while we still under Construction you know so is a option Right so that brings me into the Question is so you're flexible as of Obviously right now you don't have floor And countertops cabinets all that let's

Say if a buyer's interested in this Exact house and they you know they want To put in an offer right now what kind Of uh how flexible are you on certain Materials like where would you allow Them to pick colors and stuff like that So we can discuss the allowance we have For this house right now you know so but So we are Prett flexible you know so They can do whatever they want to do y As soon it it uh we have decided before We can write down uh everything they Want to do in here so we can we can move Forward we are so flexible we would like Do a very good customer service right Right well I think that's the biggest Thing with you guys is you guys care More about the customer and kind of what Their experience is on these builds and Like you mentioned to me earlier is that You're not a false back like obviously You'll you'll continue building this House until there's a buyer but if a Buyer comes in you're willing to do more Semic custom features so to speak with Different countertops you know cabinet Colors stuff like that flooring Obviously if it's at the right time or At the right stage of the build but You're more so you're flexible being Semic custom or a full spec then yes we Are yeah look like a semic custom y you Know so because what we are seeing on The market that so when we have

Different companies that they are not Flexible right so in then end someone That buys this house you know so need to Spend a lot of more money after to make The house as they want to do you know so In this case they need to change the Flooring they need to change the counter Sometimes the cabinets you know so we Would like do it better you know right So just a little bit above you know your Typical production Builder so to speak You know you want to make you care more About the customer and what they what The end product is going to be versus Your bottom line yes which is huge for Sure right so what would you say so you Said that you know completion is about December this year end of December yes It's where we think that we can get the Seal for this house okay perfect and What are your future projects of this Floor plan like where are so we have This lot is the 60 view so we have Another the same project but with taller Uh doors and windows that is on 16 TV Okay so we have a different project a 33 T view that is a 44 this house is a 43 Bedrooms right so the 33 t view will be A 44 that is a little bit bigger house You know so the the floor plan is a Little bit different and then we like That one so much too okay perfect so You're building a variety you have a few Floor plans then basically yeah so we
