Hi everybody it's Susan Phelps and Judy Atari and today we're in riverfield in North River Ranch and we're so excited Because Cardell has finished their Models and we love Cardell why do we Love Cardell they build a really solid Product they do and lots of design Choices lots of design choices and we're Going to show them to you in two models Today so don't go away we'll be right Back don't forget to subscribe and like And comment [Music] So we wanted to take a minute while We're here in the Cardell model home and Sales Center and point out exactly where We are and what's close so right here is Um Parish high school and right here is Going to be Um the uh State College of Florida and The riverfield Veranda which is the one Of the pools in the North River Ranch Community um and then over here is where The new Publix is going there's going to Be some additional shops and restaurants And things like that at Marketwalk wanted to remind everybody That there will be three amenity centers At least at this time in North River Ranch including the new Camp Creek which Is going to have water slides and a Community building and uh little Little restaurant snack place there um So there's a lot of stuff coming and the
New um Hospital the new emergency room That's starting with A you you I can't even talk anyhow the New hospital is going right here so You're going to be really close to a lot Of fantastic stuff um over here they've Taken a minute to let you know that You're really close to the grocery store Golf uh a dog park future shopping 10 Minutes 10 miles from Ellenton Outlet Malls um we've got an urgent care we're Also getting this hospital and another Hospital by 75 debt Wilders if you don't Know about debers when you get here you Will that's where you're going to go Look for your fruits and your vegetables Um and then some other fast food targets Being built one exit south of us so There's a lot of stuff coming and we Just thought we point it out since Cardell did such a great job summarizing It so there's a lot coming did you want To talk about lot prices oh yeah so While we're here and we've got this Great lot map um prices here start Around 440s um that's your base price of Your home your lot premiums are going to Start from zero um I think that's some Of these Lots here um up to $45,000 for Lots um but there's a lot of lot choices There will be some inventory homes as we Mentioned like this um is one of the Inventory homes and this is the Brighton Model one of the inventory homes this is
Going to be in the low fives this one's Currently around 575 don't expect either one to last Really long because they're really Beautiful homes um so yeah you've got Lots of options here and more to come And they're going to be sprinkled Amongst the other Builder here so it'll Be a nice variety on the Street hi so we're out here at Cardell Homes in North River Ranch in the Riverfield section And we're going to go check out the Brighton the Brighton is the smallest of The four models offered here it's 210 ft Three to four bedrooms depending on how You configure it and two Baths so we've just stepped inside the Brighton going to shut the door and the Landscape noise out so um first thing I Notied is this big wide entrance and This neat little cut out out which just Kind of keeps it very open Feeling again they've included that Really nice long tray ceiling Here and we're going to pop into our Secondary Bedrooms so there'll be three total Bedrooms in this Home again the pull out they've done Different doors here than we saw in the First Model showing you some of their design To
[Music] Tons of bright Light like many other builders lots of Great energy efficient windows that tilt In for cleaning here's the secondary Bath lots of light coming in which is so Nice beautiful quartz on the Counters a little more traditional Faucet than we saw at the other model And the other secondary Bedroom the bedrooms are generally Carpeted unless you do a 2B built you Can do any flooring you'd Like we're going to head over here to Our bonus Room here it's shown with the doors so You can close things off and be very Quiet again you could use this as an Office or a movie Room and your laundry room is right here So it's kind of central to all the Bedrooms here it's again shown with the Under mount Sink cabinets they've added the cabinets Up here for Storage Supplies room for washer and Dryer and again they're featuring a pass Through to the master Closet and we'll check out from the Other Side off the living area is the Den nice little angled touch with the Doors closed good office space great
Office Space or if you're a crafter and you had Solid doors you could have a little Crafting Space And we'll head to the primary so first We're going to get to the laundry room Here they're showing it with the Sink of course you can have it Pre-plumbed and they've added the Beautiful cabinets really nice setup With the Shelf over the washer and dryer And the cabinets Y and look all these Cabinets over here you have tons of Space in here if you didn't have the Cabinets you could have like a pet Room and then a walk through to the Primary Closet okay let's take a look at that From the other Side so we watch Susan go backwards I've Gotten Good at that and we're in the Primary Suite again natural light little extra Touch of the more windows on the side High enough to give you privacy but Still very good for letting the light In And then the primary Bath double sinks really beautiful under Mount and the sinks have a neat little Extra touch here the Design actual drawers and useful space Nothing more frustrating than a bunch of
Space that you can't use lots of usable Space lots of really nice Drawers nice big walk-in Shower Oh there's the closet here's the closet And here's the water Closet with the elongated [Music] Tolet okay so this is where we were Poking our heads in here a minute ago And then around here is the utility room So the laundry room and folding area or Pet stuff really nice really nice and You could use a lot of those cabinets For storage for some of your clothes Sweaters and things like that you don't Use often definitely Definitely so we've come out from we're Still back in the foyer we've just come Out of where the bonus room is and the Laundry room again this big nice wide Hallway this is a really big table here You could do a lot of different things In this space here they've added a wall Feature you could do something totally Different there and we come Into our living area And we look out to the sliders and The walls of Windows which is Fantastic your homes are Cardell are all Pre-wired to support ceiling fans in Your five five main Rooms or more depending on the Plan we get to our kitchen area here
They're showing it with a really pretty Quartz they've done a cool design option Here where they do the two-tone I always I kind of like that kind of taking Advantage of everything that's in this Quartz space for your fridge again um All the models here have walk-in Pantries so you have plenty of space I'm So envious of these Pantry really functional counter and Drawer space really pretty Cabinets here they show the standard Configuration so you're going to have Your range and your built-in Microwave your microwave range and Dishwasher are included with the Home if you do a 2B build of course you Can choose different Options they've taken advantage from an Extra little sheet pan or cutting board Section and then your dining area here They've shown it with a great Round Table I really like this to be social And communicate but you could also put a Rather long dining table here plenty of Room yep and and flexibility sometimes You don't get that Flexibility you could even bring this Sofa area out much farther or do two Sofas a lot of space over there lots of Space left here and still plenty to walk And get out to the Lai see are we open we're not Open there we
Go so here's the standard configuration For the Leni where they've done the Coated concrete not screened you could Do that on your Own but with that you can also extend it If you like you can put Pavers and these lots are plenty deep to Accommodate an extended L ey or a pool And evidently you can have a fence you Can have a fence you can have a wired Fence And we had raised that question earlier About it's the um non-impact windows and They will have the hurricane shutters And grommets for You ready to go to the Primary Taada so we're in the primary Suite Again they've done the nice window Feature up high so you get light but Still maintain Privacy this is a big Room you could put a little chair here You can put a chair on the corner Bigger nightstands bigger Dressers here they've done a really Nice design feature with a big Mirror and then into the primary Bath great Window double mirrors one thing they Have done it looks like on most of the Plans is start with um walk-in shower so We don't see S as the design standard in The
Primaries but there are tubs in the House or a tub and then the water [Music] Closet and into our master Closet and reconnecting with the utility Laundry room that we mentioned earlier And this laundry room follow me Susan This laundry room is conveniently right Outside the garage door to put it all Together for you so if you're coming in From the beach and you want to throw Sandy towels in the laundry you're right There so we've wrapped up these two Models we looked at the Southampton and The Brighton by Cardell and they are Just Lovely yep and we've just reviewed the Lots and all with you um just to recap There are four floor PL here um but they Will be doing a lot of Tob built and There will be a lot of choices and Elevations and they'll be interspersed With another Builder so you'll have a Nice you know no monotony in that Neighborhood so what are our sizes here If we're looking at we're in the bright Which is the smallest 210 ft² and then The largest is the Windsor which is 2746 Square ft again it's a 4 to 5bedroom and a three bath um that base Price currently is $ 5349 .90 and the Base price of the Brighton starts at $444
9.90 um again you would have your lot Premium some are zero premium Lots some Are 7,000 some are 45,000 just a couple Of those um and then your interior Options so and they do include like 42in Cabinets and level two and three tiles And backsplashes things like that so you You have a nice starting point for that Base price right um but you can you can Go crazy um and again like we said a Minute ago currently there's a Southampton available at 575 Allin and a Brighton oh gosh it was the low fives Apologize it's also new um they're Having a grand opening next week so We're getting all the details as soon as We Can um cdds and HOAs um the HOA is 855 per year like Every other community here every Neighborhood at North River Ranch oh is That so oh it's paid quarterly so you Know cheaper than lunch for quarter and Then the CDD fee um the lots are about 50t wide there are some Variations um but your CDD fee is 24463 um per year and that is included In your tax bill so you'll get build for That through the county um your cddp Pays for your infrastructure development And some of the amenities um building Costs and things like that throughout Your community but it's in the one gated Section currently there's only one gated
Section at North River Ranch and that's Riverfield so yep but we really enjoyed The visit pleasantly surprised at a lot Of things in these homes and they're Just beautifully decorated lots of great Ideas so if you want to take a look give Us a call Judy's around the corner and She I live 10 minutes from here I really I i' I've been this is my fifth time in The neighborhood this week so I'm really Close she really does have the inside Scoop folks so anything else Judy uh no Just I just like for a little piece of Mind Susan's dealt with Cardell or Worked with Cardell for years and they Have three other communities two and Sarasota one in Apollo Beach nearby so If Parish isn't quite it but you want to Look in those other areas we can help You there too and the closings have gone Smoothly and the products have been Topnotch oh that's nice yeah those are The the surprises that come with Building a new home so but you've got Lots of options they the way they put in Their literature is like an almost Endless selection so you've got a lot of Choices the uh Design Center is really Well set up and the designers are really Good too you so Y and when you when you Go to those design centers you can have Something in mind but you can also say This is my budget I want to work within My budget and those designers know their
