Hi everybody it's Susan Phelps and today I'm following up on my video that I did Oh maybe a couple of weeks ago about the Four upcoming neighborhoods in Lakewood Ranch that are offering a price point That is just hard to believe I'm in Avalon Woods town homes and these are by Far the lowest prices that you can find A home in Lakewood Ranch we're out on Off of 44th and Lorraine Road so we're In the uh Northeast section of Lakewood Ranch and I found a Flamingo town home that's open today the The model is open so I'm going to take You right in it's 1,440 Square Ft there are interior units that are a Little lower on the price point at 37990 beginning and the end units which Is what this one is starts at$ 323 990 and we have some options to Personalize and I'll show you those Packages as we walk Through the options are included in Various ways in this model so let's go On [Music] Inside As we enter the flamingo to the left Would be your garage door entry right Now it's Diego's office so we're not Going to bother him today as you walk Through just to the left is a cafe

Dining space this one's appointed well With a round table and four Chairs this door is The power powder [Music] Room we have a Pantry behind the second Door and turn right around and we see The kitchen all appliances are GE and Included in the Price this kitchen is equipped with a Granite countertop And the white Cabinetry 30in Timber leg Cabinets are Included and the Tile flows from the Entry through the [Music] Kitchen and into the living Area Being an inunit we have the side Windows and the two back windows that Look out to the Patio the ceiling height for the first Floor is 8' 8 In and the way it's laid out is Has a real feeling of spaciousness in 1440 Square [Music] Ft I've come up the stairs into the Hallway for the second floor that Includes two secondary bedrooms and the Owner's Suite soon as you get to the top You turn left and find

Location and to get into one of these Town homes in Avalon Woods you need but 7.5% if you are qualifying with their Lender if you're paying cash we need a 70 a 20% deposit and Um that's just seems like a really easy Way to get into a town home that is Ranging From 37990 to 323 990 and truly all in an end unit will Run you about 327 and that's with some Personalization um including the Selections package that I've dropped a Photo in here and there you have it so They need Appointments for Showings we um they have already sold 45 Of these homes and they've been selling Since February they were pre-selling Before the models were U completed so if You're interested in getting into a Town Home Affordable in the low 3es give me a call And and we'll get you set up with an Appointment and you can come out here And check it out yourself or we can do Another virtual tour of the neighborhood As it Progresses while I was out here in Avalon Woods I decided to come over to The single family home section and sure Enough I found Christina in the office

So she gave me permission to run through This model home of the windir this is The largest of the single family homes That are being built by Ryan holes in Avalon Woods the smallest is a Sentry Which Is51 Square ft the base price running At$ 398 9.90 to the windamir which is a Twostory with 2370 Square ft and it's base price is $455 9.90 um there are two models in between Both two stories and they run 1848 Square ft for the base price of $423 9.90 and the Hill Crest which is a 2,46 square foot twostory home and the Base price for that is $437 9.90 so let's go in and check out this Twostory windamir I think you'll be Pleasantly surprised as we enter the Wind mirror we're passing by the Stairway and entering the Forer and immediately to your right Would be your garage door entry it's Being used by Ryan Holmes as the office We have a flex room that's set up here With double doors to make it a study or A Den there's a powder room down Downstairs and as we move into the Kitchen area you'll notice the Spaciousness that allows this large Dining room Table the overhang of the large island
