Okay we’re on Good morning everybody it’s Susan Phelps And Judy Atari and today we found a Unique spot with a great Builder so Don’t go away where are we Judy we are At tea Olive tearaways at the fairways Of Imperial Lakes In Palmetto Florida and we’re going to Be right back meanwhile would you please Subscribe and like and comment on our Videos we sure do appreciate it be right Back So we’re out here at T Olive Terrace by William Ryan Homes it’s a builder that We love working with and we’re going to Tour the sandalwood which is their On-site model and after this we’re going To go tour an inventory home Just to give you another view of things So we’re going to come on in and look at The sandalwood it is a four bedroom Three and a half bath two-car garage It’s a two-story home at 29 29 square Feet and before we go in look at this Awesome sitting area so it’s a beautiful Spot Two rockers Really cute all the all the homes will Have eight foot doorways on the outside And there’s the option for the eight Foot doors inside if you do a 2B built Home So we’re in the sandalwood by William Ryan Homes we’ve just come in the front

Door we’re in the foyer and right at the Beginning of the home is a flex space I’m sure if you do a 2B build you have The options to close it in there are Options also in this four bedroom home To make a fifth bedroom Would this be that spot I think so okay Okay and then we’ll go upstairs in a Little bit but we’re going to come into The main floor this home has a primary Suite on the first floor and an ensuite On the second floor So as we come in one of our favorite Things that we get all excited about in Florida is space and storage so this has A Probably a five foot clearance and in Another three or four feet here so nice Under the stair storage and there’s an Additional storage room upstairs And then coming through we have a nice Powder room half bath and behind the Store is another wide storage linen Closet Yep And decor-wise you could wallpaper this Paint it really fun you could do a lot Of cool stuff in here it’s huge yes Then we’re gonna head this way into the Great room area Really big [Music] I have the dimensions but it’s it’s huge Well look at the size of that fan yep

Grill right which is nice Carrots shown with the Gourmet Kitchen That’s the built-in ovens And then a nice good sized Corner pantry And obviously many choices on flooring I Believe a 17 by 17 tile is the standard But even on their inventory homes They’re upgrading and changing quite a Bit We’ve got the little Little Butler Pantry a little accent Area here great spot for your coffee [Music] The laundry utility room here The cool thing is it’s off the garage And easy access but you’re not walking Through it which is a nice touch right And you it’s closed off when you’re in The kitchen yep so if it’s closed how Many people come home and do their Laundry start their dinner right So it’s very convenient exactly and then Behind here would be your garage And it’s obviously a model sale Center So there’s no garage right now it’s Pre-wired for the pendant lights you can Order those through their Design Center As well [Music] Next we’re going to look at the primary Suite So now we’re going to explore the Primary suite and two things to note I Omitted when we were looking at the

Powder room on the first floor that if You’re doing a 2B built that can be Another full bath now we’re going to Head into the primary suite and we Wanted to note this nice architectural Detail so even if you’re doing a Standard size six foot four inch door Whatever that is Six foot eight inch door thank you from My height it all looks the same You can you have the option to do the Eight foot interior doors but if you Don’t it really takes your eye up and Gives a beautiful touch it’s an inviting Yeah right here yep so here we are into The primary Suite Beautifully good sized room again great Light Great Windows The area that Seattle of terraces where They’re building these homes has a lot Of preserve Lots they also have some Lakefront Lots which we’re going to see At the next home we look at [Music] Some beautiful oak trees still there So from the primary bedroom we’re going To go into the primary bath And I was pleasantly surprised when I Walked in here for under 3 000 square Feet dual vanities we’re seeing a lot of The square undermount Hardware really We’re seeing so much of that good good Ideas yep we have the garden tub and a

Good size uh frameless shower Here they’ve added the extra shower head So If you have two controls they can both Be on at the same time Nice oil Browns it’s huge yep it still Allows privacy yep you can cover it you Can Frost it or depending on where you Are you might not have to do anything What a view what a picture yes a perfect Picture window stunning And then here is our walk-in closet [Music] Behind this store is just a one of the Heating and cooling units there’s one Near the kitchen and one here because It’s a two storing home it’s more Efficient that way So this home also has a nice covered Area in the Lanai and then you can do Things like pave it and an outdoor Kitchen here they’ve done a really nice One with an outdoor grill a refrigerator And a sink You may be able to get this from them or Do this after the fact so and I do Believe that the other community we’ve Videoed that they were still doing pools So we’ll find out if you can still do a Pool But here they’ve done a neat little Pergola Style In the bricks They’ve added a fire feature

And another water feature so even if you Don’t do a pull you can definitely take Advantage of the water well I’ve never Seen this done isn’t that pretty [Music] And if we didn’t have construction Vehicles you could hear how relaxing it Would be it would be Lots of room out here beautiful isn’t it Let’s go upstairs Hi So this referenced earlier that there’s A second storage area in this house and Here they’ve done this neat little Cutout and made kind of like a pocket Office or a built-in little office area Tons of room to work storage very Adequate very adequate or if you have Children and you want to have a Workstation for homework And then you can still see what’s going On this is great again the light is Awesome in this home So really nice carpet is up here and That’s probably the standard here is the Other the general second HVAC unit Um when we mentioned earlier we realized One’s probably for the office Sales office but here’s your big Loft Area So I’m assuming this might be your fifth Bedroom but we’ll find out we’ll follow Up so big big Loft area so you have a

Flex trim downstairs primary Suite Downstairs Loft upstairs and ensuite Option upstairs Lots of options lots of options this can Hold a pool table quite easily foosball Gaming room theater room All kinds of stuff Here we enter one of the secondary Bedrooms Quite spacious for a secondary bedroom I had to check to see if it wasn’t the Ensuite but it’s not They’ve shown a neat paint option here Too Full bath Thank you So the sink area so someone can brush Their teeth while someone’s showering Also has a toe Another little linen closet option It’s pretty it is very pretty full Detail on tile Here’s our ensuite option So this is another secondary bedroom Got a big reach-in closet and then this Has the Bathroom built onto it and they’re Showing you different countertops again Here so granite Different color scheme So this would be a nice guest space or College student space or in our family The oldest child always got the biggest Bedroom so that wasn’t me

From 1643 square feet up to 3270 square feet and they go three to Four bedrooms two to four baths so Pretty good pretty good variety of Things and so when I first came to this Neighborhood this spot was not here it Was just the golf course with Imperial With Imperial Lakes yep and the homes Here I’m estimating 20 years plus so it could be 20 30 40 Years the different homes in the zone Here it is on a Public golf course there are some Memberships available it’s not going to Be on the PGA tour but it’s a great Functional course it’s challenging and If you want to get out and do nine on These hot mornings it’s right here it’s A nice little spot so it’s a good little Course Um so cool so we’re gonna go to the Juniper model next but before we do we Want to talk about HOAs and cdds right No CDD no cdds yay and the Um HOAs the HOA fee is 570 per year it Averages to 47.50 per month Um the way that they keep it so low is There are not a lot of amenities here There aren’t amenities here so you’re Near a golf course you can build your Own pool but you’re not going to be Paying for Community amenities okay my Neighborhood is like that and we like it We like we have our own pool we have a

Nice walking trail we’re all good with That we have lots of preserve and here That’s pretty much what that’s paying For is the community maintenance Keeping up with the preservations roads Lights preserves but it’s a really nice Little spot Okay then so we’re gonna go look at the Juniper next and it is available for Sale okay Be right back So as we promised we are going to look At an inventory home which is a home That is for sale All the finishes are chosen no changes No changes no changes but we are in one Of their Juniper Juniper models this is A four bedroom four bath three-car Garage two-story home at 3270 square feet it is on the market at 689 990. And it’s a great family model here the Elevation has a beautiful covered porch There’s an additional Juniper next door That we might peek at too but it’s Another inventory home so let’s go Inside Oh before we forget looking at the Outside all of these homes at TL of Terrace come standard with hurricane Impact windows so no putting up shutters Or anything like that let’s go inside So we’ve just stepped into the Juniper Inventory home by William Ryan Homes and

We are greeted with this large Flex Space can be used as an office area Place for kids to work another TV room Do all kinds of stuff here it’s big it’s Big yeah this home is 3270 square feet and they make great use Of all that space So we’re going to come in To the foyer This floor tile is an upgrade so it’s Already got an upgraded tile standard is A 17 by 17 and then we have the first of The four full bathrooms With the tubs it does match it’s kind of Neat I like that yep and it has a little Nations We like to say niche Yeah Got a niche Um and then over here again what did we Just pass oh I think this is Heating and cooling unit one of them Then we have some understeer storage Our favorite thing great use of space This could be where you store the Holiday stuff pet stuff not quite as Tall as the last one but it goes back Also three or four feet So again off the foyer is we come to the Great room area this is a nice wide room It’s got the windows looking out to Bring more more light in It’s a pretty good size sectional and

You still have space for more furniture Or chairs Dining area The way this room is though you could You don’t necessarily have to have this As dining you could do different things Huge island Again you could probably fit a fourth [Music] So different than the model that we Looked at this part of the community has Electric cooktops so a little different But again the tall cabinets This has a beautiful quartz finish as Well Lots of cabinets Lots of storage it’s a great house for Storage The homes normally do not come with the Refrigerated appliances Um We might be able to rework that yeah so I was going to say we might be able to Negotiate for you we can always ask And then we have the pantry area again Temporary office So but the neat thing when you come in Here This is where you would come to your Garage there’s this open space that you Could do a drop zone do storage cabinets If you have a cat litter box Zone and Then again More storage wow that’s a deep storage

Definitely Then all they added storage and a Three-car garage is really nice Definitely so we could come in and They’ve done the nice coating here but a Lot of our customers are doing the racks In the ceiling so you have tons of Storage if you are a family and you have Teenage drivers You can store that Third vehicle here as Well Foreign Before we head upstairs uh we missed Showing you the outside so this is a Covered patio area It’s just going to have the coating this Is what you’re going to come with There’s another one next door very Similar but you could put pavers out Here you can put your papers farther out Oh surely you can extend it you can Extend it definitely or when you add Your pool add your pool I don’t know Well there’s one right there so it’s Possible I think you might be able to do A small one Yeah we still got some space here well It’s a question that somebody’s Interested we’ll certainly find out Definitely and the really neat thing About this home and the other home next Door you are on an over 50 acre Pond Lake On the golf course but you are not

They can And here’s an example of the standard Tiles I like it yeah And they’ve kept that same cabinet Consistency up here More storage more storage So we’re gonna check out the first of The secondary bedrooms So there are three secondary bedrooms It’s a really big room Check it out it’s nice So if you had to have two beds You know kids sharing a room Or you wanted to have an office with Furniture like a sofa pull out sofa Flexible room you could do that here too [Music] Secondary bedroom number two not quite As spacious Still plenty of room the queen bed would Be definitely a good fit in here A little Nook for a desk or Nook but Nook that’s not a niche that’s a Nook We’re gonna tongue tie ourselves here Then up here This is the ensuite not the primary Suite so this is a good size room this Is as big as a lot of primary sweets That we see so this is another secondary Bedroom Got some neat features on the window as Well Architectural detail

Another full bath Again this one has four full baths And this one has a walk-in closet [Music] And the surprise is yet to come So we are finally to the primary Suite The primary Suite takes up a full third Of the upstairs space in this Juniper Floor plan so this is the bedroom I think I read that it’s 20 feet So massive massive And it’s got the beautiful architectural Tray ceiling It is carpet But look at this thing oh my gosh [Music] Oh don’t want to close you off [Music] There’s a closet Yet another linen closet Two sinks separate spaces Some people really like these split Vanities Key to a happy marriage And another closet Another closet that is as big as many Secondary bedrooms look at this thing Wow this is awesome I knew we were going to enjoy filming This uh Community because we know what William Ryan does so they do some really Innovative things and Tons of storage they understand Florida Doesn’t have attics and bathrooms and

Then here Is another big space a big shower Wow so here we go again wow wow wow nice Window lots more light in that is the Coolest thing I don’t think I’ve ever Seen that I don’t either I’m gonna go outside and Look back through Huh Neat shower and it’s still got great Ventilation so it’s not gonna be all wet Um I like this I like this trim little Stello So that is our tour of the Juniper again No CDD HOA less than 50 a month Let’s go downstairs and wrap this up you Got it so we finished our tour of the Juniper Inventory model inventory ready to go Yes it’s finished it’s there’s nothing Under construction here and it’s been Marked down yes it was 7 15 and now it’s 689.99 no Um that’s only 210 dollars a square foot Yes do you know I’m looking at homes and Sarasota that are two and three times That wow footage you know it’s a Different Community right this is a Great location yep so speaking of Location I was just about to do that we Are at I-75 and moccasinwalla Road there Is a Publix maybe a mile away new shops Restaurants positions offices there’s a

New Pure Bar Studio open right there So lots more stuff coming golf courses Right here To wrap up some of these room sizes the Master bedroom is 14 by 20 a little over 14 by 20. the great room is 14 by 17.
