Good morning everyone we're battling the Weather for you to bring you Another new home Community where are we Judy we are in North Parish or North Manatee County and we are at a brand new Community called Oak Field Lakes and There's going to be a group of Builders Here you know more than one uh which is Great for families where they have Different needs but want to be close and We are going to visit sentex today part Of the PTY family so subscribe and we'll Be right Back so we're back and we're sitting Here in the dining room of the Hanover Okay and it is the one story floor plan Here at um Oakfield Lakes by Synex we're going to give you all the Stats first and then we'll do the Tour so there are nine models uh or FL Plans we should say um and there's four In the bay series which is the smaller Lots and five in the Heritage series Which are a little bigger um 52t Lots um The other ones are 45t home sites that Applies to your when you get to the cdds But we've got three to five bedrooms out Here and um the homes range from 1580 Square ft up to um just under 2900 Square ft and we've got one stories and Two stories um but there's a lot of Options many of the Heritage series have Four bedrooms and a flex space so people That work from home or want a game room
Anything like that's here um and again This community is going to have three Builders on this side there's going to Be an Oak Field trail with some other Builders um and with py homes um and Anyway this area you we've have some Families where the grandparents want to Be by their children and grandchild And this community is going to be one That's going to have a nice variety of Homes to accommodate that very nicely um Three of the models here also have a First floor bedroom and bath um and then The other ones the two stories the other Ones are upstairs um which is really Great for the Multigenerational um needs that we're Hearing more and more for and our second Tour will Include The McNair which is a two-story with four Bedrooms and three bath So um you've got your series information On the specific lot size your Oakfield Lakes annual CDD is dependent on that Specific series it's all about the land The the lot size so your annual CDD for The bay series is $1,435 a year the Heritage series is $1,000 659 a year now these are paid Annually and it's included in your tax Bill your HOA Annual fees for the bay
Series is $857 a year and the oh the same for the Heritage series okay so then your Monthly total for the bay series is 2011 And for the Heritage series is 221 and within um those uh HOAs you're You're having your amenities paid for The um and um internet access certain Limit is included in that too okay y we Get um you know the usual things that go Along with enforcing deed restrictions And the internet as Judy said a Clubhouse for the amenity Center a Resort style pool with a smaller pool Next to it for the kids we we have a Shad Shad side entertainment Pavilion I Guess that's what they're calling the Clubhouse yep okay and um well you I Also have that too I think The Pavilions More outside different things and They're going to have a gas grill um by That area that you can use for your Family and parties and stuff okay and a Treehouse Park yeah so like an event Pavilion or vent park for food trucks And events so they are planning some Nice social things out here as well food Trucks very popular in our Area in the dog park so dog friendly um Yeah so it's got some nice amenities um We understand with the planned sister Development that there may be an Opportunity for these residents to Purchase um a membership or purchase
Access to additional amenities so on the Other side there will be a fitness Center and things like that oh okay so Maybe they get a fitness uh fee yeah to Go there yeah so that's none of the Amenities are built yet so we're going On the Plans okay there we go so anything else We need to say before we take a tour uh No um you've seen these models before These floor plans before um but we're Going to point out some of the Differences between that community and This community so we're doing the McNair Which is a two-story and the Handover Which is a one story now the difference Between the bay series and the Heritage Series in terms of the pack how does That go Judy um well no it's inventory Vert to built so out here we're getting Back to what it used to be like to buy a House in our area um you can do a 2B Built home with the 2B built you'll have A few options um some limited options um But such as enclosing the patio on some Of the the L on some of the two stories You have the option to extend that Leni Area a little bit um and then you also Have the option of Cabinetry um with the Upgrade that we're going to see in the Handover you also have a tiled bath Versus a bath Enclosure um and then with the um Upgraded package you also have a
Backsplash um tile subway tile Backsplash which you don't get in the Other with the inventory homes you may Or may not find those upgrades because They predetermine all of that so we'll Point those out um as we can and then There's some other things like door Hardware might be slightly different Like a long handle versus a door knob um Little things like that but overall um They've got a few like three cabinet Paint packages and um yeah the things go Along with the reason they do limit some Of the options is also helps keep the Cost down for you so the less inventory They have to keep in all of those Finishes and supplies the more efficient They can be and the more savings they Can give to the buyers and again the Price point we're talking about here we Are talking about um um base prices are Going to run probably well for the McNair for instance um you'll probably Run about low 400s to mid 400,000 and about the same for the Handovers um there is a Chapman um currently quick move in for Under 350 um so or I apologize um there's also A Daniel that's going to be maybe in the Mid 3s it's a smaller home but it does Have four bedrooms it's 1580 Square ft Um so there are some options and yeah so We've got some different options and we
Hate to quote too many prices cuz things Are Ever Changing they also have Different incentives right now they have An incentive to buy down to a 4.2 fixed Rate for the length of the loan uh so we Got that as well okay we'll get back to You so let's go check out the Handover It is a four bedroom two bath twocc car Garage Uh home for 1,850 Ft on one Level so this Handover has some of the Upgrade package that we were speaking of So we'll Point those things out to you Um again you might be able to find these On a tub built or an inventory home so We come in at the front of the house we Have two secondary Bedrooms with reach and Closets generally one paint color so This would be something you would do Afterward the detailing here's the other Bedroom these bedrooms are um about 10 And 1/2 by 11 and then the secondary bath um there Are nice quartz countertops and then the Tile Surround um is one of the upgrades with The package and the vboard is something You would do later Shiplap whatever we call It then we come through Here down this Hall from the front door This would be our access to our garage This is our laundry room nice size
Laundry room you can put a little Folding table over there or counter to Fold On and then this will be the fourth Bedroom here's where they show the Packages and some of the different Hardwares lets Point that out Judy so this is here this Is included with every home so if you do A 2B build or or the inventories and Then they may choose on the inventory Homes to do these upgrades so you're Going to have the white or the brownish Espresso um they all have the quartz Countertop you'll have the tile and Carpet in the bedrooms and then with Classic fresh you'll have the straight Subway tile and with classic calm it's Kind of stacked a little bit and then Carpeting in the bedrooms And then the standard package the Included package has this Hardware on The doors this is the upgraded ones the Classic fresh and classic Calm okay and then a single paint Throughout and a reaching Closet lots of nice light here some Bright even on a rather dreary day very Jeury day here we have a nice front coat Closet it's where you store the Vacuum and then we're get into the Kitchen and before we get in the kitchen Look at This huge for huge uh
Pantry and stack your hurricane supplies In your Water had to mention that hurricane Right you got to be prepared and then You use the water the rest of the year So we're in the kitchen nice big island Um um again it feels like a nice bigger Home tall Cabinets which are Great cabinet tree on the island as well Wh pole electric Stove dishwashers included I'll have to Check on the refrigerator to see if That's included or not and then the so Many customers say I want a sink by the Window I want the light I want to see Out when I'm doing so we have it Here and then I'm going to spin around Susan nice cafe dining Area this is our covered Leni which They're showing how it would be screened If you want to upgrade that you can also Have that done Afterward and then the Gathering Room you know this common space works The bedrooms are Tad small But itth who lives in their bedroom huh Exactly exactly and so many people down Here have might have two people they Both work from home they don't need a Ton of bedrooms and they want a guest Room this house would be great for that Then we get into the primary Suite this feels very
Big and this is 13 by 15 and we get to the primary bath here's One of those differences again so the Tile surround Again my favorite the the little bit of Light coming in and the little niche for Your shower your shampoo and Stuff split vanity with the nice Quartz and the same tile is here that's In the entryway in the Gathering Room Water closet and then a really nice size Walk-in Closet you can do a lot of things in Here to access the space little dressers Additional Shelves it feels a little roomy doesn't It does feels definitely Roomy okay all right that's it on to the McNair I'm distracted watching Butterflies so we are about to see the McNair and it is a four-bedroom three Bath 2203 foot home it is a two-story Home and as we mentioned this is one That has a bedroom on the first floor Okay come on in Man so we're inside the McNair and we're Going to start our tour um just to point Out real fast over by Susan is a coat Closet um we're going to come this Way and you all may be not as excited as We are but it's got fantastic understair Storage so o you can bump your head uh But you can put the vacuums Christmas Trees uh kids supplies sport supplies
Skateboards all that stff would be you Even put racks on this wall here Definitely and have an expanded Pantry so since we're in the front of The house we're going to see that Bedroom that's on the first floor okay Um on the way we're going to stop at the Bathroom and this would be the insert That would be in the included Package so you can get an idea of that Oh it's got uh niches on both sides nice It feels more substantial than some that We've seen and here they've done the Dark Cabinetry that would be on the Included package and behind the entry Door is a nice size linen Closet we're going to go see that Bedroom Now so this is the first floor bedroom Uh be great if you have guests or if you Have family that needs a first floor Room and then there's a small closet Here garage door entry that two car Garage boy when they're empty they look Big don't they they are and they have The hurricane panels again I believe They do the Kevlar instead of the long Metal ones so you've got the hurricane Protection panels oh I see okay that's Within the Bags upstairs upstairs well let's take a Look at downstairs we finished Downstairs wasn't sure if we're going to Do bedrooms or downstairs so here's the
Gathering Room again a nice big size Nice Windows too nice bright light Big dining space for Cafe dining you Could do an elongated table if you Prefer over There a two wide Pantry with the Shelving in it Already don't underestimate the need for This well the more storage the better Exactly and then here again we have the Dark brown Cabinetry the quartz countertop nice Little island here still some room for Some chairs some stools more cabinets Whirlpool Appliances under mount sink again bu a Window I love That and then the microwave in the Range you think this one's extended or Is just the regular size I think it's The regular size oh oh you know what it Is the extended because this one comes With a small pad and they've added it on Here um after you buy it you can also What we call bird cage it is extend the Concrete pad and do the aluminum Screening as well if you want to make it Bigger this is nice it's enough size it Is good size so we're upstairs now and Uh we come into this lovely Loft Space The Loft space is 14 uh 3 in x 12 Good size loft so TV Time game time Homework time then we come upstairs and We have two bedrooms
