So why exactly is Northport growing at Such an exponential rate that no one Thought was possible what’s going on Friends my name is no Ward your favorite Northport real estate broker and in this Video we are going to be breaking down Why so many people across the United States and even the world are looking to Move to Northport compared to any other City here in Southwest Florida and Honestly I think there’s a lot of great Points in here and then there’s a lot of Points that you know a lot of other Cities offer as well right so I think It’s going to be a hybrid of why people Are moving to Northport versus Sarasota For example which is 15 miles north or Venice which is like five miles west a Little bit from Northport so in this Video we are going to be breaking down a Map version of where Northport is Located get your bearings on what Northport’s all about and then also we Are going to be talking about the top Three reasons why people are deciding to Move to the Northport area so first off We are going to be talking about why Northport is such a fast-growing City And actually a lot of investors are Coming to the city not only for people That are you know looking to buy their First single a family house or maybe They want to buy a second house but Investors are coming here to buy up

Investment properties to have as rentals As well the best thing with Northport is That the city of Northport is actually The last developed undeveloped City here In uh in Sarasota County so I think That’s very important to know because a Lot of people are like well what’s so Special about Northport well Sarasota County is the second rated County in the Entire State of Florida and Northport is The last undeveloped City in Sarasota County so it kind of makes sense why so Many people are looking to move to Northport for those reasons so let’s First discuss kind of the growth of Northport here so if we look at this Graph right here we’re going to look and Then we see this chart comparing from 1990 all the way up to 2022 right so in 1990 there was just under 12 000 Residents here in the city of Northport Then in 2000 it basically doubled to Nearly 24 000 residents just 10 years Later and then it pretty much it doubled I guess again in 10 years later to go to In 2010 so right now it was you know if You look between 2000 and 2010 they were Gaining about you know a Thousand Eleven Hundred people per year then at 2010 to 2020 they’re gaining about 3 400 people Per year and then in 2020 to 2021 they Gained about 4 000 people per year and Then 2022 to 2021 or 2021 to 2022 they Gained about 5 000 people so if you look

At this chart so obviously we saw 1990 To 2000 a double 2000 to 2010 it doubled Then it didn’t double from 2010 to 2020 And then in 2020 to 2021 it basically Went up five thousand five thousand Residents and then also from 2021 to 2022 it went up pretty much 9 000 Residents so it almost doubled from 2020 From 2020 to 2021 so that’s important to Know because if we look over here at This chart you see that it’s always Continuing to rise there’s not really Any flatlining happening there’s it’s Always going to be it’s always been Having a lot of growth even when the Pandemic hit it did not drop actually it It kept going up right so I think that’s Something very important to note is that Even during the pandemic we didn’t see Population numbers drop we actually saw Them rose right obviously it’s in the State of Florida and the State of Florida has been rising significantly Since the pandemic but at the end of the Day this just goes to show from 1990 to 2022 Northport has been consistently Growing on a year-to-year basis So let’s mention some of the top Headlines now that are coming into North For right now so this is talking about The city expansion right so right here We have Price Boulevard winding project That kicks off in North Fork so this Actually recently just happened here in

Summer or spring of 2023 and this was You know Price Boulevard is one of the Major highways we’ll show you here on The map where Price Boulevard is Actually located here in Northport but It’s one of the bigger highways bigger Roadways here in Northport so they are Going to be expanding it to keep up with The infrastructure the houses the Residents everyone that’s moving to Northport then we have CostCo is moving To Welland Park so if you guys don’t Know Welland Park is Welland Park is a Master plan Community very similar to Lakewood Ranch we’ll show you what that Looks like here on the map when we jump To there but Welland Park is developed For 60 000 residents 23 000 houses right So it’s a master plan Community it’s Going to have premier shopping Restaurants dining recreational areas Pretty much everything that you a Resident would need so they don’t have To leave well in park so even though Welland Park is between uh Venice and Northport the benefit is is that you Know Welland park is all HOA communities So if you don’t want to be in an HOA Community I wouldn’t recommend going to Welland Park but if you want to be in an HOA Community that’s newly developed That could be a potential area for you Prices are a little bit higher there They’re over like six hundred thousand

Dollars per single family house so that Is something to note as well but what’s Cool is that Costco just announced that Now a lot of commercials coming into the North Port area technically Welland Park Is considered Northport so Costco is Making their way into North Port so That’s going to be a significant one Because the next Costco that we have is Up in Sarasota and then the Costco after That is up into Bradington as well so This is cool because it just shows that Commercial development is following the Residential development as well And then right here we have this there’s Some Sarasota Memorial plans to start a New construction of their new hospital Here by 2025. so what’s cool about this Is that you know they Sarasota Memorial Hospital is one of the biggest hospitals Here in Southwest Florida you know they Have a lot of different hospitals Obviously they’re based in Sarasota Hence the name Sarasota Memorial but Sarasota Memorial is a very prestigious Hospital it’s very high-end hospital as Well so what’s cool about that is it Sarasota Memorial does not just come Into cities just to make it just to come Into cities right it’s very important to Note that Sarasota Memorial obviously a Hospital needs residents for residents To come to the hospital to generate Business right so they’re not going to

Make they’re not going to build a brand New state-of-the-art hospital just Because they want to in Northport they See the growth that’s happening in Northport and when a big company like Sarasota Memorial makes a name for Itself and they move into Northport it Just goes to show that there is going to Be a lot of development happening not Only is commercial Development coming Residential developments coming but but Also a lot of these facilities are Coming like Sarasota Memorial Hospital And there’s a lot of other ones on their Way as well then we have here from Fox 13 Tampa Bay many people are setting Their sights to move to Northport versus Any other part of Florida so this is a Very interesting article as well Basically talking about why people are Moving to Northport so we’re going to Get to those three reasons here shortly And then also in 2023 Northport ranks The second fastest growing city in the Entire United States so back in 2022 Northport was in probably the top six or Seven it was bouncing back and forth of The fastest growing cities in the entire United States now in 2023 North Ford did Officially rank the second fastest Growing in the entire U.S so it’s Important to know because it’s growing Faster than California the Midwest Texas You know East Coast West Coast basically

Anywhere you could think right So that’s also important to note and Then this is some of the reasons why Because I get asked so many reasons like Noah why are so many people moving to Northward or Noah why would you choose To move to northward because I myself am Going to choose to move to Northport I’m Located in Sarasota right now but I’m Gonna make the move to Northport myself And build a house but at the end of the Day there are three major reasons why a Lot of people are moving to Northport The first one is going to be the growth Opportunity just like what we talked About the beginning of this video is That northward has such a growth Opportunity that Sarasota had several Years ago Venice had several years ago Not really like a couple years ago and Then now it’s northport’s turn right so What’s important to note is that Northport is still located within Sarasota County which once again is the Second highest rated County in the Entire in the entire State of Florida And a lot of people just want to come to Sarasota County to say that they’re in Sarasota County they’re in Sarasota County zip codes and like I said Northport is one of the least developed Cities right now has the most amount of Opportunity in my in my opinion based on Commercial and residential development

Another huge aspect of Northport is that There are very few HOAs so I see I put No way choice because if you’re Comparing Northport to Sarasota it Basically feels that Northport has no HOAs right if you guys know me you know That I say Sarasota is just basically One big HOA Community right I can throw A rock and I can hit an HOA Community I Can hit it and you know a lot of people Don’t like that because you know HOA Communities in Sarasota range anywhere From 100 to 500 a month just depending On the overall Um the overall amenities in that Community so a lot of people don’t want To have that restriction of you know Having a HOA tell them what they can and Cannot do with their property even Though that they bought it right so I Think that’s important to know is that Northport has a lot of land Freedom so I Like that because one lots are a little Bit bigger in Northport so lot size is Typically in Northport are 80 by 125 so 10 000 square feet about 0.23 acres and Right now those home price those lot Prices are ranging anywhere from 19 000 To 23 000 currently and the best part is People save the 100 to 500 per month That they would spend on HOA they can Put that into putting that towards their Mortgage maybe they want to do some Upgrades to their house whatever that

May be right and then that’s going to Lead us into a affordable home prices so The nice part about Northport right now Is that the average home price here in Northport is only 399 thousand dollars So it’s significantly less than this in Than Sarasota Sarasota is around 500 a Little over 500 000 Venice is pretty Close to 500 000 and it I think that’s Very important because in this day and Age you know some people are talking About you know that there’s a recession Coming or there’s a looming downturn in The market whatever that may be right so You always don’t want to position Yourself above the average home price Like the average home price here in Florida is like 415 000 right so In North for you’re technically buying Under the state average home price which I think is important especially if You’re you know unsure about this Market Where this Market’s heading obviously no One has a crystal ball we can’t predict If the Market’s going to go up down Sideways left right whatever that may be Right so it’s important to note that You’re positioning yourself correctly in This market even though we don’t know What it’s a very uncertain Market we Don’t know what’s going to happen so That’s also key to note with that as Well that Northport home prices average Home prices are only 399 thousand

Dollars right so that kind of wraps up a Lot of different aspects about North Fort so now let’s go and share with you What the map view looks like here of Northport so I will move myself down so You guys can see me there we go all Right so here’s what Northport looks Like we’re going to go over an overview Of what Northport is actually about Because a lot of people sometimes don’t Know where northward is what you know How close it is to the beach and Everything like that so we’re going to Go over that all for you right now so as We zoom in let’s zoom out really quick Right so we’re going to look at the Whole entire state of so here northward Is located in Southwest Florida right Here So if we look here you have the city of Northport obviously it goes over towards Inglewood it goes that way right but This is mainly Myakka State Park mayaka State four so it’s really really Non-residential now where well and park Is Welland Park is right here so if you Guys heard of cool today Park it’s where The Atlanta Braves practice facility is So if we look here this is where the Atlanta Braves training facility is Baseball facility and then this is where All of Welland Park is going to be well Park is going to go all down into here It’s going to be about 11 to 13

Different home developers 11 to 13 Different communities and they’re all Going to be HOA communities once again Some of the bigger Builders you may see Is Lennar DR Horton Neo communities You’re going to have Sam Rogers Homes And you’re just gonna have a bunch of Other home builders coming in here as Well but once again this is kind of Where the Publix or this where the Costco is going to go I just said Publix Because Publix is right there but this Is where the Costco is going to go kind Of where the storefronts where all the Commercial development is going to be Downtown well Park will be in that same Exact area as well and then they’re also Talking about building charter schools Out by 2024 2025 so they are going to Have their own school systems as well So that’s where Welland Park is once Again 60 000 residents 23 000 houses now Let’s talk about the city of Northport So the city of Northport is very big What I like about the city of Northport Is that there’s a lot of room for growth Right so if we scroll in here We’re going to see a lot of trees and a Lot of land so as you guys can see here There’s not many houses we can pick an Area sure there’s houses here and there But look at all these look at all this Land these are all individual Lots as Well right while so if you see that now

Let’s go to Sarasota You can see that Sarasota is pretty well Built out is that there’s pretty not There’s not a lot of growth to happen Sure there’s a few Lots here and there But probably people own those that They’re not going to get rid of so That’s why Northport has such a great Opportunity for people that are looking Because even if we zoom into a new area There’s still plenty of lots to buy There’s still plenty of lots to build on A lot of people like that because they Can build a brand new construction house Cheaper than they can buy one in Sarasota so I think that’s also Important to note as well but going back To where West Price Boulevard is you Know where they were doing that widening Street project right so it’s right here West Price Boulevard runs east to west Here in North Port so it goes all the Way from 75 and then it goes all the way Over to the end of the city of North or Basically and what’s cool about Northport is that it’s in between two Big highways so we have I-75 that goes All the way down to Naples up to Atlanta And then we have US-41 right down here So this is where all of the city Basically City commercial development is For the Northport right so if we scroll In here We’re going to see that they have a

Hampton Inn Culver’s they’re going to Have a Publix TJ Maxx they’re gonna have A Dick’s Sporting Goods Hobby Lobby First Watch which is a great brunch area As well gym Lowe’s this is where all the Commercial development is happening and Then there are a few other commercial Areas that are set to be built for Commercial stuff but at the end of the Day it’s going to take a little bit to Get fully built out right and then if we Head north of 75 we are going to have The um we’re going to have North border States which this is all acreage up here So three plus acres of land so people Like to buy in North border states for The land acreage so Northport Estates Right now currently is about 90 to about 130 000 per acre right And typically you have to buy a minimum Of three acres they’re either three Acres four acres or five acre lots just Depending on the overall location but There are still some available anywhere Ranging from like four hundred to six Hundred thousand dollars Um and then down here then we’ll also Have the other homes these are typical Quarter acre size Lots as well ten Thousand square feet but at the end of The day this is where the city of Northport is this is where the HOA Communities technically are right here By the golf course and over here as well
