I’ve shared a lot about new buildings in Sarasota Florida and here is your Part 2 guide to the latest information on our new construction projects! I live and work in Downtown Sarasota and it’s one of my favorite neighborhoods in the entire region. This video focuses on the condos that you can get right now for around a million dollars. With our market’s high demand, that is a great price point and these buildings are all uniquely appealing AND within the heart of Downtown Sarasota’s vibrant lifestyle. Here are a few of my favorites:
Zahrada has a cool architectural style and feels like single-family living although these residences are actually condos. Each of these Rosemary District homes, completed in 2019, has a private pool and the sense of a personal oasis.
711 Palm is a boutique scale building with 16 residences on the coveted Palm Avenue, one of Sarasota’s most beautiful streets. The 3-bedroom layouts here offer generous living space.
1500 State Street is one of the most affordable options Downtown. While the layouts are a bit smaller, this condo building is perfectly located to enjoy walking anywhere and enjoying the city life.
332 Cocoanut was completed in early 2020 with 36 residences as well as some commercial space that adds vibrancy. There’s a pool for residents to enjoy, and the modern industrial style is something cool and different than what we usually see.
Orange Club is one of my favorites because of my early representation of this project with Van Dyke, the developer. The exceptional finishes in these homes create a luxury environment at a great price point and there are both condos and townhomes to purchase.
Valencia townhomes in the Rosemary District are spacious and maintenance-free options within two blocks of the Sarasota Bay waterfront. These homes are in a great location for enjoying the bustling Rosemary District and the lifestyle you can learn more about in one of my recent videos:

Large garage very cool architectural Style by half Lance and pachette who is An award-winning architect and I just Love these these units because they feel Like a single family home they have a Lot of that great livability but it is An actual condo you have your own Private pool a little Casita so I think These are really great The location is in the Rosemary District So you’re actually just right down the Street from Orange Avenue where there’s Tons of great shops and restaurants and Then walk across Fruitville and you’re Right in the downtown course so the Location is great and these were Completed in about 2019-2020 now the next property on our List is 711 Palm this would was built by Seaward development who has done epic And park residents of Alito so a very Experienced developer it is a more Boutique building of 16 units with a Beautiful Resort style pool in the Middle and the location being on Palm Avenue allows you to have great Walkability beautiful tree-lined streets And being more of a quiet section of Downtown with access to absolutely Everything the floor plans are great as Well because they’re much more spacious You have three bedrooms a den and as I Mentioned the beautiful pool that’s in Between the two buildings the next
Building on our list is 1500 State Street this is one of the very few Buildings that you can buy in downtown Sarasota for under a million they are a Little bit smaller I had two bedrooms And one bedroom units but it’s great Because you’re right on State Street you Can walk outside your front door go to State Street Eating House Boca and the Farmers market that’s there every Saturday so the location really can’t be Beat do you know that there’s very Little amenities in this building There’s no pool there is a Lobby and of Course security and one parking space Per unit but other than that you have All the amenities of downtown Sarasota And you can get these units for about 570 to 650 depending on the size the Fourth property on our list is called 332 coconut this was completed in early 2020 and is a little bit larger of a Building think there’s about 36 units You have a great Lobby it’s actually a Mixed-use development so there are some Office spaces in the building which adds A new level of vibrancy and then you Also have a pool area I really like this Building because the style it has more Of that industrial look with some of the Exposed Concrete and air conditioning vents so It’s it’s just a unique way of design That we don’t typically see in Sarasota
And the best part is you can actually Purchase these units for under a million And have a new condo that’s never been Lived in so definitely recommend this Building if you’re looking for something Under a Million number five is orange Cloud this goes back to my early years In the business representing Van Dyke Group of companies so I might be a Little biased when I say that this is Probably one of the best built Condominium buildings in all of downtown Sarasota you have beautiful Italian Cabinetry just the level of finish is Much higher than what you would Typically get in a condo in this price Range so there are two bedroom Residences that are about 1100 square Feet sell for about 7.75 to 800 000 now Whereas their larger units on the back Side of the building are about 1500 Square feet and sell for about a million One five that now there are also Town Homes nine townhomes in this project Those are trading for about 1.5 million And are 2500 square feet on four levels With a rooftop so you have a two-car Garage really single family home living And the rooftop Terrace is really cool So love orange Club it was completed in 2016 and overall a really great buy for If you’re looking for something under a Million at a million or want more of a Single family home Lifestyle the
Location is right on the Gateway of Burns Court in Laurel Park so it’s in Much more of the private and quiet Section of downtown now if we go over to To the Rosemary District our number six Property is called Valencia these are All townhome communities that are right On Boulevard of the Arts and coconut Avenue so right behind Renaissance and Alinari the best part is the location Rosemary district is growing rapidly and Right down the street you have great Restaurants and shops but then on the Other side of 41 which is just a block Away from these these Town Homes is the Beautiful Bay Park so I love the Location I love again that it’s a single Family home lifestyle with very little Maintenance if any maintenance and you Can also become a member of the Sarasota Modern Hotel right across the street and For a small fee you have access to their Beautiful Resort style pool We also did a recent video about what It’s like to live in Rosemary District So be sure to check that out the link to That video will be in the description Staying in the Rosemary district is Risden on 5th which is number seven on Our list this property is also by half Lunts and pachette the same designers as Serrata and I really love this building Because you have a unique style the Location is great with walkability to
Called Enclave at Laurel Park this was Designed and built by David Weekley Homes and offers really great Walkability great livability because It’s more of a single family home Lifestyle with a two-car garage and Multi level living but the great thing Is that you’re in Laurel Park with Access to absolutely everything so if You want more of that single family home Lifestyle with just less hustle and Bustle but still have access to Everything and then pain park across 301 Then this is a really great option for You another town home project close to Laurel Park is called the queue and These are some Ultra Modern really Unique style town homes that offer Two-car garages and between two and Three levels depending on the the unit And the location is right on Ringling Boulevard so you are close to everything But still a little bit tucked away from The hustle and bustle now the last Building on our list is the Strand this One just completed a few months ago and This is on the North Trail actually on The water so if you want to be in a Condo on the water with boating access The Strand is for you Not every unit has a boat slip but there Are some that are available for sale and Rent and these are smaller units some of Them are one bedrooms others are two
