Is basically our local market very close To us I guess it's about 20 mi south of Us but it has been getting a lot of Attention in the media and no it's not For the reason you are probably thinking I'm not going to mention that as we are Doing a podcast so I'm not going to Mention that but it's not for that Reason you know Northport Florida has Been ranked you know between sixth and Seventh position for the fastest growing Cities in the entire United States not Just the State of Florida but of the Unit the entire United States it is Probably one of the top Florida cities Right now that has the fastest growing Population and the fastest expansion Growth so the reason is because of all The opportunities that present Themselves in real estate for Northport Right now the current average real Estate price for buying a house is about $398,000 you know the US national Average is sitting at about $437,000 and what's interesting is that The population right now of Northport is Sitting at 735,000 people currently and That has been a growth of about 223% since 2000 let that sink in for a Moment a growth of 223% since the year 2000 Northport back then used to all Just be a you know some dirt roads and Also just used to be a lot of woods and
You know a lot of a rural setting right But now Northport is a sprawling area There's a lot more commercial being Built in that area and the benefit with Northport is that there's not any HOAs You have to deal with unlike Sarasota Venice and the surrounding areas you Have to deal with HOAs and you know Telling them you know restrictions HOA Restrictions and everything like that While Northport does not have HOAs yes There are one or two in the you know one Or two options for HOAs in Northport However is not a very common occurrence And mainly everyone is on a quarter acre Siz lot or 10,000 ft lot the benefit With Northport is that right now Currently sitting on the market there's Over 5 00 different lots available and So what you'll see is when you go look On the market these lot prices are Anywhere between 17 to about $25,000 Right now we work with several investors Where we are building houses to then Turn around and sell for a profit and so What we are doing is we are buying Lots Anywhere between $18,000 to about $23,000 for about a 10,000 ft lot There's a lot of different factors that Go into evaluating Lots so be sure to go Check out our episode on evaluating Lots If you are looking to buy any land in Florida and specifically in Northport so We are buying between $8 to
$23,000 um for about 10,000 ft and that Is what we are building um about a 2100t House on and another one a 1900 ft house On as well we have about 10 currently in Permitting that we're waiting on and Probably about another 10 that are going To be shortly following them right after So the reason why a lot of investors Have started to reach out to us is Because they have seen the research they Have done the research themselves and They are seeing an amazing opportunity For not only building to sell but also Building to rent so if you are a real Estate developer looking to grow your Real estate portfolio northw is an Absolutely amazing place to do so as you Can do a fantastic build to rent model One of our investors is doing more of a Builder build to rent kind of style of a House but initially we are going to be Selling them off however we are also Going to be saving them for build to Rent in the future and so they are Perfect little you know three beds two Baths you know 1,200 1300t houses and It's perfect for build to rent you know The average rent in Northport right now For a two-bedroom just even a Two-bedroom is going to be about $2300 And a three-bedroom is going to be much Higher than that but that is what the Average rent is going for for an average Two-bedroom unit $2,300 per month and
The other nice thing about Northport is Unlike Sarasota where you have to build It within a track home Community most Likely not always but if you want to Build the most affordable house you have To build within a track home community In Northport when you are looking to Build benefit is that you have no Restrictions on when you do buy build uh On your lot right so you can buy a lot Today and you don't have to build on for Several years it it's all personal Preference when um you want to when you Want to decide to build and so what I Like about this is and also the reason Why we started a development company was Because we saw a lot of flaws with you Know your traditional builders in Northport you know they always are your Cookie cutter production style Builders Not so much quality custom builder so That's why we started our own Development company my Builder is is you Know he's been building for 17 plus Years but I'm more of the sales and Marketing aspect of it but going back to That Northport you are able to choose More of your Builders whichever one you Want to use you know there's no Restrictions on that so I absolutely Love that kind of thing about Northport So that kind of you know you know sums Up all the real estate opportunities Both you know you know a good price for
Rent for our build to rent investors you Know it's great you know a low average Price it's lower than the United States Average right now so that's awesome you Know we're seeing a lot of growth Potential we are seeing about there's Predicting about a 45% growth Opportunity in Northport in terms of a Job market as well so if you are looking For jobs Northport is going to be a very Booming area in the upcoming years and Also just the availability for land at a Cheap price as well so now let's talk About you know the community growth of Northport and we are going to start off By talking about Sarasota Memorial Hospital and Sarasota Memorial Hospital Is this probably one of the large larger Hospitals that we have here in the Sarasota area and they have several Different locations uh one in Sarasota Or a couple in Sarasota and then they Have one in Venice and then they will Also be building one in Northport coming In the next coming years uh I think Starting in 2024 they will be starting Construction of that new hospital so That's going to be a cool thing to be Introduced into the area as that is much Needed and then also coming along with That is we also have a huge master plan Community called well and park which if You guys haven't seen our episode on That go and check that out but we are
Going to be talking about Wellen Park It's a 60,000 uh resident Community also about 23,000 houses will be built fully it's Going to be fully done in about 4 to 6 Years from now and what's cool is They're building their own little mini City right so it's a master plan Community they're going to have a Downtown area with premier shopping you Know restaurants dining they're going to Have a recreational Lake some green area Um and I think it's just going to be an Overall cool thing to see well and park Grow up and that's going to all overflow Flow into the Northport area as well and Then with that comes a lot of commercial Development you know as well park has Been developed for the past couple years Costco now has taken notice and they Have now officially announced that they Will be building another Costco in the Northport area as well just in front of Wellen Park so that's going to be a very Cool thing to come as we do have a Costco um in Sarasota and a Costco in Brington so now we will be having our Third location in this general area and Overall you know everyone asked me oh What's the cost of living in north where It must be higher you know since it's so Close to the coast it's only 15 minutes From the beach mannasota Key Beach is 15 To 20 minutes away cost of living is
