Hello everyone it’s Susan Phelps and Today I am in Lakewood Ranch at the Alcove The Alcove is a Unique Boutique Small community of 47 homes built by the Award-winning Builder Neil’s signature Which is the semi-custom home Branch of Neil communities homes Today we’re going to take a look at the Carlotta and we’re going to do it slow Because this home is so beautiful you Won’t want to miss anything so let’s go On inside [Music] The Carlotta is a 2 567 square foot three bedroom two bath Home with a three-car garage And as you enter the home You’ll be struck by these stunning Floors A long foyer Beautifully detailed [Music] Coffered ceilings all the way to the Entrance of the common area But before we go there We’re going to move To the left Into the secondary bedrooms [Music] Which are Divided by a full bath And as in Mrs Neal’s style beautiful Wallpaper And floor to ceiling tile
Then into the second secondary bedroom [Music] Nice big double windows lets in lots of Light And as well a reach-in closet And back out to the foyer This beautiful Entryway door with the two side lights Lets in a lot of light for this foyer As we move down the foyer over to your Right is a massive Den I think it’s Somewhere around 17 by 20. They’ve paid a lot of attention to this Outdoor space that’s actually what we’re All about here in Florida right [Music] Lovely kitchen area I love the way that they have used the AstroTurf to designate A seating area here That steps right into This beautiful sun Shelf This pool has it all Benches Sun Shelf Probably has oh we’ve got some fountains Here Waterfalls and this is a pool built by Neil’s waterscape Pools and Spas And oh looks like we’re gonna have some Rain coming in soon We have a panoramic view screen In this pool setup It’s really a very cool feel feature Lots of people say oh they don’t want to See that Screen get damaged but it is a It is a thicker screen And it’s resilient and with the way that It’s built With that header on top it’s Generally not going to be a problem of Course If something does happen and it has to Be replaced the whole thing has to be Replaced that’s the only drawback But nonetheless
This sitting area actually extends from The owner’s Suite which we’re going in To see in a moment Oh look there’s a fireplace Okay so last but not least is the Owner’s Suite we’re going to go directly Into the bedroom And as I mentioned the Three sliders from this bedroom that are Eight feet tall Open into the seating space with the Fireplace outside and the Lanai We have some Nice detail work in the tray ceiling [Music] Good windows on the sides as well as the Sliders let in lots of light And now we’re going to turn and go back To check out the bathroom This is A fully equipped shower You have not one not two but three Shower heads And all of the Vowels and Knobs that you need to enjoy A luxurious shower The vanities are split which a lot of People like [Music] In water closet And the second vanity with Massive mirrors that take up that whole Wall space

Small community are part of the Waterside trail system We have many luxury features that are Included in each plan and are different There’s five plans now each of these Homes I believe she said is 45 feet wide That’s the chassis and they fit on 58 Foot Lots with the exception of a few Lots there are there is the ability to Build a pool with the exception of a few Lots because they’re too short we need a A long uh Lot to put these pools on all of the 47 Lots I have water views and across the street You’ll see preserve and in between the Two leap lakes that these home sites are On you’ll see that preserve section as Well The HOA fees are for 49 a month let’s just round that off to 900 a quarter and that is Um Along with the CDD which runs I believe She told me oh Let me look at my notes we’re talking About Seventeen hundred dollars annually With your HOA fee you are What’s included is the maintenance there Is a small Area where there’s a boardwalk and a Kayak launch And then you have the trails that are
Also maintained as I mentioned there are 47 homes to be built in this community So it’s not going to last long Most of the prices that I’m seeing here today Which is We’re in June June 28th of the five Floor plans range from 24 26 square feet To 334 square feet with the prices ranging From around 750 to the high Eights We’re looking at build time probably of 12 to 16 months Should everything go well And we’re looking for buyers that are Looking for an elevated experience in a Small boutique community that will give You the location that you want to enjoy Everything that Sarasota has to offer Everything that Bradenton has to offer And everything that Waterside has to Offer on the other side of the Lakewood Ranch Boulevard things are exploding out Here folks so please if you’re coming Into town to take a look at Custom Homes semi-custom home this would Be a stop that you would want to make And I can certainly arrange that for you Neil Signature Homes is as I mentioned The semi-custom arm of their uh Massive Building Company they’ve been Building in the area for 50 years so I Think you’d be pleased with what you see Out here and I’d be glad to set it up
